Why not Retail?? with so many wholesalers...

With so many of us struggling to find wholesale deals to pass along to investors (at 30%-60%off), what is stopping us from retailing properties to people looking for a home? I know there are a ton of properties out there for sale, but if we take the strategies we've learned and get some of these locked up at great discounts, there are a lot of creative ways to pass part of that equity onto a new homeowner and make some HUGE profits ourselves.
I would like to hear your thoughts on this. Pros and Cons.

Here is a new ad I started on Craigslist today. I'll let you know what response I get. Let me know what you think.

P.S. You should see the REALLY interesting responses I got to my "tired landlord" ad. I looked at a bunch of those this last week and have more coming up. Most of them are just wanting out for what they owe, but unfortunately most owe more than what they're worth at this time. BUT possible sub-lease opportunities. I don't know how short sales work on investment properties, especially if they're not behind on payments. I really have to look into the subject-to more so I know what I can offer in that area.

I am working on the one with the 2MIL in props. Will keep you updated. That one could take awhile.

I've got to be careful not to overwhelm myself, so I haven't repeated either ad yet. I've got enough to do right now. Plus the other offers I put in this week. AND I'm looking at a package of rental properties here in town on Thursday. Will take me and Gail all day probably. I'm excited but nervous (a little).

Thanks for getting back to me so quickly – I currently live at ~~~~ ~ ~~~~~~. My mortgage payments had ballooned to almost $1500/mos. I would like to keep my rent around $700 + utilities (I can probably afford $1000 or less total). As for my foreclosure I don’t mind talking about it – I am getting a raw deal at best but my Dad has recommended that I let the house go since Citi-residential is not willing to work with me. My contact #’s are below and my home # is ***-***-**** (I’m usually home by 5:30p, I would feel more comfortable talking about personal finances if I’m not in my cube at work). Thanks again – I look forward to hearing from you! I have to say your email was like a little ray of hope in my somewhat hopeless housing situation.

I would probably work the short sale. We dont have all the numbers but my guess is that it only works as a SS. Citi could certainly use the money though I am not sure they are smart enough to take cash on the barrel.

I am not apposed to a duplex at all – I look forward to seeing what you can find. As for the short sale I would be willing to do that however I’m more than 6 month behind on payments. They were looking at my financials for at least 4 of those months in an attempt to restructure my loan before they started foreclosure proceedings. The monthly payment was right around $1400.00 for those 6+ months. The foreclosure ruling was for $114,000.00 approximately but my mortgage balance was only around $100,000.00. I’m not sure where the add’l $14,000.00 came from, probably back payments. Let me know if you need any more info. Thanks so much!

The cool thing is I looked through the Craigslist ads for places for rent and one stuck out. Reduced, ALL utilities included, price in her category, EXACTLY where she wanted to be. I called. The story this elderly landlord told was another heartwrencher. I offered to buy (I'll tell you the story later) and all we need to do is come up with a win/win. However we do it will be a win for both of it because of the circumstances. I am at a bit of a dilemma now because I asked him what he needs and he didn't know, he hadn't thought about it. This place was the first one he started a RE empire with (at one point he had 680 units nationwide). It's the last one he has left. He designed and built it right out of college. So proud of it. That was a lifetime ago. This is now...
I spent over an hour with him. I'll go back tomorrow. I'll pray that I make a wise, yet compassionate decision. Anyone with advice, I don't mind hearing.
THEN it's on to the short sale if one is possible. This could end up a triple or quadruple-play.
I'm really learning to compartmentalize.
After I look at the two "tired landlord's" I have lined up for Saturday (oh, and the 9-house package tomorrow. Yikes!) I'm giving it a rest until the dust has settled.

Still getting responses from this Craiglist ad ran ONCE.

I wonder how long before Craiglist ads expire. Apparently people look through them WAY back. I got 2 more responses this week. One made me laugh. I recognized the name right away (of course she didn't know the ad was mine, it didn't have my name). It was one of our newer renters (VERY good family) that have been EXCELLENT tenants since they moved in last summer. She e-mailed that her family was hoping to buy something in about a year and was interested in our "program". I e-mailed back saying, you're gonna be surprised, but this is Rina. Well, we laughed and then got on the phone to start discussing a lease/option for them. It feels really good to be in the position to help people out while making money for ourselves.
I've been encouraging of one of our other renters to get in to the bank to get qualified and pre-approved so he can get into his own place. He's been so consistent over several years, and I know he REALLY WANTS to own (not to mention it would save him money), he's just so scared to be a first-time homebuyer, and he's one of those that is stuck in "an object at rest" mode. You should see his eyes light up when I tell him about different places I'm putting offers on, but then it's back to the same limited belief in himself as soon as he's back with his pals. Oh, well, you can't force someone to make their dream come true.

Some ads expire after 7 days, others after 30 days. You can click on 'my account' after you sign in and it will show which ones are still active etc..
I would bet though that some people may have kept the info for future use. Nonetheless you must have hit the nail on the head with this ad if you are still getting responses. You can go into the ad, edit it slightly and re-post it. This will bump it up to top of the days postings and you will get even more mileage out of it! Smiling

OK, that was weird.

It HAS expired. I checked when her first e-mail was. It was on the 13th, so that could have been within the 30 days. I'll have to ask her if she had written it down before, though. The other one was one of those "United Kingdom" guys, so that could have been a fluke. Anyway, I'll have to run it again in the future, because it sure got good response.

P.S. That reminds me of one of our renters I met in November. I started telling him about the REI stuff (they're one of the families we're doing a lease option with), and he pointed to their fridge. He had the phone number from Dean's BARM infomercial on a piece of paper. I don't know how long he'd had it there, but he said he kept meaning to look into it. He was shocked when I filled him in with all the info. And then later I gave him a book. He was very excited.
