Postcard mailings - need advice!

Postcard mailings - need advice!

We want to send out postcards to owners of distressed properties and/or rental properties in our area.

The big question is: do we hand write each one or use a computer template? (we are talking several hundred at a time)
Has anyone had success with postcards? If so, what strategy did you use? Also, how often do you send them out?

Mailings

Make your message unique instead of the stale " I buy houses message" as I feel people are getting immune to that message.

Yellow Letters

Hi Thom,
I agree with Karen, I send mine out in Brightly Colored Invitation Envelopes.
Makes them more curious and usually will open Smiling
Here is a nice Inexpensive software that I have been using and have actually got a few Calls from Home owners Smiling I have only sent out maybee 75-100 letters this way ( Shame Sad But my Bandit signs & Bird doggers have been keeping me Busy Enough Smiling Hope This Helps

The Pink Letter

Hopefully I didn't miss this being posted by someone else. I am surprised not to see it.
An additional proven method of getting your letters opened and read is as follows:
1) Use pink envelope, invitation or card size.
2) Address the letter in a woman's handwriting.
3) Address it to the husband's name.
4) The inside content is a mix of business and personal sounding content about how you can help them. Don't make it too formal.
5) The letter will definitely be opened. If the husband finds it, he wants to know what woman is sending him letters.
6) If the wife finds it, she wants to know who she needs to hunt down and kill.
7) If you want to increase the chances even more, spritz it with perfume.

Generally when the letter is opened, the person who opened it will either be relieved, or find it humorous, which lightens the mood and makes them more likely to respond because it seems very non-threatening.

Thanks for starting this thread and keeping it going. There is a ton of useful information here. Some I agree with some that hasn't really made much of a difference in my direct mail campaigns. I wanted to highlight some of the things that stood out as I read many of the suggestions.

First, I am definitely in favor of hand written cards. I've done thousands upon thousands of postcards and letters and I always bet a much better response rate when sending handwritten cards. Although the quantity definitely makes a difference. If I am sending more than about 150-200 a week I switch to printed cards. Less than that and I write them. But, I break it down into manageable quantities at about 25-50 a night. A combination of printing the message on one side and handwriting the address on the other also works but not quite as well.

Another thing that stood out is the fact that there is no exact solution. It's so true that there are many many options for reaching your marketing goal. First and foremost consider your audience. Secondly tailor your message to fit the audience. And, remember, the purpose of your marketing piece... to get the prospect to take action and contact you. That's the only purpose. Get that call. Once you have them on the phone you can give the details of your offer. Obviously you don't want to mislead anyone but get them on the phone. I am specifically referring to the message of "Full Price Offer." You absolutely can make a full price offer on a property providing the prospect is flexible on terms and will consider some creative financing. If they won't work with you on terms then your cash offer will be at a discount. Again, if you don't get them on the phone you can't even allow them the choice of accepting your offer or not.

Lisa and I finally drafted up our letter and are getting our first round sent out after this weekend. We have been procrastinating this way too long....but now are taking action! Stay tuned...

Humor and Investing

First Thom, thanks for your kind words.

Tony, glad you liked that pink letter idea. I want to take off on this idea of humor and fun investing. And in doing so, I'll share my foundational philosophy in life.

I believe that there are only two reasons for doing things in life.
1) For enjoyment
2) For learning

That's it, pretty simple, but I think if you start analyzing, everything will fit into one of those two categories.

We need to do more things because we enjoy them. And when we find ourselves not enjoying something there is only one valid question:

"What am I learning?"

If you're going to get up every morning and apply yourself to something, it seems only logical to make it something that you enjoy. That holds true for our profession.

My biggest challenge in life is that I enjoy a lot of things, so pinning myself to only one is not something I choose to do. That's why I am a real estate investor, AND a trainer/coach, AND an author, AND a Natural Health consultant, AND a Publisher/Editor. Can't think of a single one of them that I'm willing to stop doing--too much fun, and these things make life a great joy for me.

I hope everyone who is on this site and using this information to be a real estate investor can express their joy at what they are doing. If not, you may need to revise your approach--send out some pink letters, have a little fun when you are talking with someone on the phone or visiting a property, really find the joy in what you are doing.

And if not, well, you know what's coming don't you? "What are you learning?"
