Help With Motivated Sellers Needed

Hello DG Fam. This is my first post and I'm hoping to receive some help from any who have found themselves in the same predicament, or just have some ideas.
I live in Maryland and it is ILLEGAL to advertise or target specifically anyone going through the foreclosure process. However, I can advertise to " Motivated Sellers". I need help with finding any scripts that may be geared to motivated sellers without implying that I can save them from foreclosure. If there are no scripts available, it would be greatly appreciated.

The typical process is a preliminary discussion over the phone to obtain some basic information. If that conversation is mutually agreeable then we can arrange for me to come by and take a look at your home to get a better understanding of its condition and what repairs may be needed. Thank you for all of you guys input. The sample letters are especially helpful. and I will be putting quite a few together.
I have found a FSBO that turns out to be a farmhouse built in 1907. 3BR/1BA/ Sits on 2 Acres. Seller told me their needs to be work done but when asked if he can give me an idea of what repairs are needed all he could tell me is the home needs ceiling tiles. Well DG Fam, I will be going to look at this property On Saturday to get a better idea of what needs to be done. Seller is asking $175k, Property records asses at $175.8k. Zillow estimates at $209k. Totalview estimates at $194k. I'm Thinking Totalview may be more accurate because they had local comps listed and Zillow had none. If I can get this property under contract, I would like to offer it to a buyer at 80% of FMV-Repair Cost-My fee.
If anyone has any ideas or tips,please post as this will be my very first prospect. At the very least, I just hope to gain some confidence and experience. Thanks!

Good job on the effort, if i were you i would offer less, prob 120k, if your not embarassed by your offer you offered too much. I would also get an agent that works with investors & have them send you comps for this prop, just tell them if you get off market deals you w/pay them $300-$500 whichever you feel good about paying.

The agent is the key to knowing the ARV, knowledge is power, zillow & totalview can be wrong, if you dont have an agent yet & you need to offer on the prop offer lower, you are safe that way, if they accept your offer bang you have a heck of a deal instead of an average deal or a tight deal.

After taking 20% off the asking price,my profit and a rough guesstimate on repair costs, I was thinking that my offer would come out to between $120-$125k. Thanks for all of you guys input. I will get started on finding an agent with some of the criteria you stated,today. I will keep you all posted. I have a few more FSBOs to research and I will keep you all informed.
Any additional insight is greatly appreciated!
