Help trying to get started

I have read most of Dean's book by now, and done some research on my own and it seems that the lowest risk to break in to this real-estate investing is through wholesaleing or assigning investors with sellers. From what i understand a wholesaler goes out and looks for properties after he/she has a buyers list. Once he/she has locked up a deal, they assign it to the investor and write this in the contract. Is this correct or am I reading it wrong? Thanks

NU-B to the DGF

Well hello my new family. All Ive done so far is sit back and absorb the vast information this circle of people are sharing.What a blessing it is to know I'm not alone. I join the DGF when (BARM) was givin to me for a gift on Feb .09. two weeks later I was ordering (PFRERN). It was just that good!I have read many books in my life. However,these two books have made A drastic change in my way of thinking.I to am going to start with assigning and locking deals because of the low risk factor,and what a way of gaining experience. This is my first time posting and I just wanted to break the ice so to speak. Question,to find buyers, looking for ads like(We buy houses/ why rent when you can buy)is a good starting point right. and lets say for assignments,are investors a good way to go?

You are correct. If you are planning to wholesale, it is good and advised to have a buyers list ready. You put in an offer in your name with stipulation that the contract can be assigned. Once you have the property under contract, you will be able to assign it to your investor or end buyer.

For assignments you can do either investors or end buyers (first time buyers). It doesn't really matter. With investors, it's good to do assignment, because they know up front what you are getting as a fee and you are not trying to lie to them. With the home buyers, you can either do assignment or double closing. As far as looking for investors... I did craigslist, LinkedIn, MySpace, FaceBook, we buy houses ads, and so on. You can pretty much do anything and everything.

Real Estate Investment Clubs or Current Land Lords

These are two great places to find buyers:

REI clubs are full of people that work deals. Find out what they are looking for. Most of these investors have criteria - look for homes that meet that criteria.

Current Land Lords - call owners of "For Rent Signs" They often have criteria or an area they are willing to purchase a home.

Build those relationships

Once you know what they want and you can find what they want - FIND It. This is the best way to make the deals happen quickly. You can start building a little cash in you pocket, but more importantly your confidence in real estate!
