From Dean's book I found coaphonesolutions.com. This has been a great resource for finding leads for both buyers and sellers. Plus it is a very professional website and easy to use. I also use it for my other businesses.
They also have a great referral program. After you refer 3 people, you get your service for free. (monthly cost $29.99 otherwise).
If anyone is interested in signing up for this service email privately from postings from on list and we can refer our way to free service.
Thanks and happy buying!
Mike

Hi Guys, I too immediately signed up with the COA...but after a few calls, mostly hangups. .I rarely get a message or call back. Ideas about advertising?? and getting my 888 number sufficiently out there???
Maybe a problem in my region. .. people are not using this marketing device very much yet.

I have that same problem Grady.. I can't seem to get people to listen to the message and I know where I placed my ads they're being taken. Not to be pessimistic... but would we sit here and listen to a 5 minute message? Honestly I probably wouldn't. But then again if they DID then you know there HIGHLY motivated.
Maybe if we somehow shorten the message a little bit, or if there's a way for them to just bypass the message all together and leave information, ya know, like on some cellphones your press 1 to go straight to leaving a voicemail.
I mean when we call them back we'll probably end up either 1) going thru information from the call or 2) asking them the same questions again in search of the magic buttons so it wouldn't be a total loss.
I'm keeping my number up if I can get some decent returns on it, otherwise in another month or so i'll have to give it up... or if I get referrers.
If your going to coaphonesolutions heres my number for reference:

In the book, Dean has a very long message and most people dont want to wait that long unless they are really motivated as you stated. I actually have another businesses and I use the line to generate leads. For my real estate, I just like using it to find buyers and keep my message short and sweet. The objective is to get the name and number while filtering out the ones you want. You can do that with a relatively short message.
Additionally, I ask questions in my message just to make sure they are listening and tell them to briefly answer 1 or 2 q's in the message at the end.

k kewl, thanks mike
Hello,
I tried COA but did not have a good experience as they were not able to download my messages? I was also told they had no customer service technically speaking and I needed to email them???? That did not work for me. Therefore, I moved to a company called Kall 8 and it was/is sooo much easier and they have 24 hr customer service. They are terrific. Website http://www.kall8.com. Check them out! All the best.

I decided to go with phonepeople.com. Our bandit signs should be arriving this week so don't have any idea how it will all work out. But they send a version of the telephone message to me via email. I also found a tear off sheet template on line and we are putting those up. You can get 25 free bandit signs at banditsigns.com for just the cost of shipping. I think mine was $12 or something. It was hard to record that long message. I still had to cut it back a bit to get it to fit in the 5 minute window.

Great resource for the bandit signs, thanks for posting. I am definitely ordering through them.

I also have not had any luck with people calling my phone #. I even had my wife do the recordings because she has a great voice and had her do the "foreclosure helpline". Unfortunately; the only people calling my phone are us when we dial to check our messages.
The main reason I am canceling them is because they charged me a $45 installation fee when their website clearly states $15. I thought I paid $15 plus the 1st months rent but it was $45 just to get the service started. I called the service to dispute my charge and the lady argued with me that on their website it states $45 , that was a blatant lie. Their reps are not the most professional people and I am about to call them right now. I will stay with them if they credit me $30 and admit that their website and advertising are erros.
I did some research the other day and ringcentral.com sounds really good. They even offer local #s and are price cheaper if you choose their basic plan. The only thing that coaphonesolutions has over most other services is that they offer you unlimited inbound minutes and you can create long greetings. I just don't feel I need unlimited minutes when I get 2 calls a month and even when I get more , I doubt I will need unlimited minutes. Being able to record long greetings it is worth noting because most other service will not give you over 2 minutes. However; I agree with most of you that most people are ok with a short message. I also plan on looking up those services mentioned above. Thanks!

Hey, Grady Corbin..I love the great martini.name with a kid with a binky. .photo
De acuerdo. . I agree. .. make these companies pony up for their goofs and downright misleading info just to make a sale..REMEMBER. . .. ABOVE ALL ELSE... ALL THOSE READING THIS. .!!! YOU are the consumer here. ..
I'v had serious problems with a dentist, an internet sales vendor and a couple of other providers..that tried either to rip me off, provide shoddy, unacceptable service, bill me unfairly, etc. and, guess what..when I sent a letter(as well as verbal conversations) reminding them that I AM THE CONSumer, and that ****.com, BBB,Scam alert are all out there for companies, etc. that falsely advertise and and seek to take advantage. Ask to speak to a supervisor..then, to that person's supervisor. I have good success when make a fair and honest protest about service or a charge..
good luck.

If you google virtual assistant and research them. For a small monthly fee you can have someone live answer your calls 24/7. Usually its someone anywhere in the world being paid to work for you. When people call your 800# your assistant will get their infor than relay it to you. A live person beats a recorded messages machine anyday. I just learn of this in my local reia group.
GOD first.
Hey thanks guys, read all comments got good info on 24/7 lines will look up a few.
When someone calls my 800 number they have a choice. If they want to listen to the foreclosure helpline, a contractor, realtor, buyer or seller they can all click on a different extension to listen or leave a message. I use COA.
Even after changing messages, time frame, I am still getting essentially no reponse; I'd like to hear from anyone please, who is actually receiving calls or inquiries with either live voice or automated answering.
thanks.

Just a little update, I actually went with Ringcentral through VistaPrint.com
14.99 a month or 9.99 a month for a yearly purchase... either way you still get a free trial. Just check out the plan and make sure its for you.
Also a little off topic, but Vistaprint.com gives A LOT of free advertising merchandise.. just pay for shipping and get business cards, pens, tshirts.... just take a look and see if you like it.

“What needs to be done?”
From reading all the comments, its almost makes more sense to buy a 2nd cell phone so you can answer it at anytime or have people leave a voice message. That way you still have a local number and it may incline more people to call you. I tried calling an 800 number that said "We buy houses" hoping to start my buyers list. Apparently that number is now some porn line, so having a local number probably will work best.

you can get a loca # with ringcentral and it's free. I don't know if you can get a 2nd cell phone and only pay $15 a month . You also can't program extensions with a cell phone. Just my advice.

Have you had many responses once you published your 800 number? I'm looking to create a buyers list and would like to learn from other's experiences.
Thank you all for posting your thoughts as it is of great value to everyone
Sorry, but how do you set this up? What phone# do you use?
You can set it up on their website and they give you a phone #. If you are willing to do the referral and want to use my #, I would greatly appreciate it. You can type in my phone# as the referral and then post yours here and hopefully the next person to sign up will use yours.
My number is 888-309-8296. I have a couple of different messages/numbers for different businesses and love the service.
Thanks again and i wish you future success,
Michael
Mike - You should listen to your own message.
It could have been my service - but there are places in it that are very disjointed.
Hi I went with ring central they have a monthly plan for 49.95unlimited incoming calls. That's all I can say about them so far. Just started the service.I rewrote the script to shorten it, but it was still long. I agree most people are not patient to listen to long phone messages, but if they are serious they will.
keep the dreams alive
I am currently going through the action steps in Dean's book. Is it worth it to create an automated message in order to get sellers/buyers. I don't want to do anything if it is not going to be effective. Any advice??
Thankyou, pimpedoutgeese for sharing that with the rest of your
dg family members. I will be checking them out.
Good news Vista.com
Simply, Thanks
I have had an 800# for a while now and I think in the beginning is not that important for most of us newbies. An 800# go hand in hand with a strong marketing campaign. If you have very little money and are not doing much marketing, than I don't think you should stress too much if you don't have one. Why pay for a service when you may only get 1 or 2 calls a day? Now if you have bandit signs, direct mails , and other marketing tools, then you may need it. If you don't have an 800#, make sure your cell or house # at least sounds professional. My 2 cents.
