Hello DG family,

I was reading the different post on the 24 hr. recorded message and the service's used to record and deliver the messages. I have ring central, it is easy to use and they have live help. I called and a tech helper walked me thru setting up my whole system step by step. They are great at answering any questions you might have also. There is a fax number that you can get and a local number if you want. Your business can have different departments (example XYZ North East 1800-000-1110 ext.2 would be your main # then you could have a printing department which would say: to reach the printing dept. please dial dial 222, they would press the # 222 for that department.)
And if you are like most you have more then one business so this works out great for me.

We have bee investors for 12 yrs. & have done 57 RE tranactions & up until 6 months ago didn't even have business cards. Now for a separate, local,
extremely low cost phone #, we've used a magic jack in our computer. This way you can listen to the messages when checking emails & $ 19.95 per yr. is great! This way we also don't use too many cell minutes.

I like to set up auto voice mail

All this has been very helpful. I, too,was dsisappointed in coa response. They merely referred to offering "35 features in addition to unlimited inbound calls". The rest of their two page offering dealt mainly with my giving them three permanent referrals and I could get their service for free. If it's free, but not good, who needs it?

HOWEVER, I do need help. I have explored options with about 7-8 different phone companies. I don't know EXACTLY what I need to have the callers routed to the appropriate response extension. Can someone tell me so I don't have to have a more elaborate phone system than necessary. With the expenses of buying the Success Program and related expenses, I would like to keep expenses to a minimum, yet have the equipment I need to make Dean's system work.

Has shortening the message been successful or generated any leads?

I have the same concerns as Jeanne Hillman--- when she says:

I would like to know as well:

1. Are the potential sellers or buyers answers to the questions I ask captured in their call to the 24hr recorded message? If not how do I capture their answers?

2. Also is there a good script for sellers I can use on my recorded message anywhere?

I really would appreciate your input... I would especially appreciate comments from the real estate moguls out there who are successfully working Deans program.

can be very helpful in your marketing efforts. For example, say you want to target 4 areas of the metroplex, you can track each area by putting a different extension for each area. Or depending on the strategy your using, say for example your targeting short sales then you can use an extension just for shortsales. The more extensions a phone co. offers the better it is for you since this will allow you to expand your operations.

Also, you have to make sure your bandit signs are readable and "grab" the readers attentions. And make sure you put them in high traffic area(s).

I would suggest try both, bandit signs you write on yourselves plus pre-printed ones and see which ones are pulling better results.

I've been thinking about trying magic jack, as I've run out of different options in finding a local number to use, that cuts on costs. I figure even if it doesn't plug into the pc, the callers will still go to voicemail, which is what I am trying to find. Has anyone else tried this?

Same thing. It is telecenter now and that is what I use. you really dont need the 800# unless you have the signs etc pointing to the number. I mainly use it now for fax receipt, but there are better and cheaper solutions for just a fax.

I had the same problem as it showed on my phone number status that people hung up after awhile not finishing the message.

I added a phone index that starts when some one calls that gives them options

1 for buying
2 for selling
and so on

I have got a better response from it

Ok, here what you should do, if you have something that is not working try to find what to problem is. I mean it sounds like a lot of you are getting calls off your flyers. So that's a plus

what is the 24hr message that you use?

Here is some advice for bandit signs, use a LOCAL area code number, you will get more calls. A lot of people dont trust to call an 800 number. My bandit signs get calls like crazy so I would know. DON'T put your cell phone on them either, use a google voice number, its FREE and you can get a local area code for it. Just go to googlevoice.com and sign up. You can have that number forwarded to your cell if you want...good luck
