Trying desperately to find Buyers, but can't, HELP Please

Hey Everyone,

It's been awhile since I've posted, so I thought I would give a little update and ask for some Major Help.

First, I would like to say that I hope this post finds everyone happy and well.

Okay, so some of the folks that are around me all the time are just so negative. I mean they are negative about everything, it's sad really. Anyway, ever since I got Deans books and started reading them and applying his techniques, the negativity has turned to flat out discouragement. This makes me so mad, you just don't know. I mean, here I am trying to do something good, and make a better life for not just me, but my family as well, and all I get is "this won’t work", "it takes too much time", "you have to have money to do this", etc...

So, about two or three weeks ago I finally said, "To heck with all of this negativity. I'm doing this one way or another!" and started looking for Real Estate Investment Clubs, an Attorney, and Realtor's. I first went to a Realtor here in my hometown that many trust greatly, and one who I "thought" would work with me. So, I went to their office to talk to them. Well, they, for all practical intent purposes laughed in my face. Okay, that hurt, but I said "I'll do this myself, and they'll just miss out," and started looking for an Attorney. I made one phone call and hooked one. He’s a Real Estate Attorney who said he would take any and all of his payments AFTER close of deals!!

After I found an Attorney, I started looking for Real Estate Clubs. Would you believe me if I said that there are only three, that’s three clubs within the area around me? Well, it’s true. So, I started calling them to get some info and see about signing up. The first one that I called had a disconnected number, so I scratched them off the list. The second one never answered. I left a message, but have yet to get a call back. The third actually answered and we talked for awhile. I was told that they are looking for a permanent location to meet, but until they find one they’re meeting at different restaurants in the area and it’s free to join. I’m thinking “FINALLY! I caught a break!” Then the lady I’m talking to tells me that she is not the person in charge, but she would pass my number to the right person. I said, “Sure, please pass my number along.” She said she would, then started asking a bunch of questions. One question that she kept going on about was, “who did I study under?” She said everyone studied under someone. Keeping no secrets, I told her Mr. Dean Graziosi, and she said nothing. Well, it’s been weeks since I talked to her and I’m still waiting. I don’t think she took me seriously at all, and I probably won’t get a call. This is where I am as of now.

Here is what I’m wondering, what can I do? I’m looking for any investor and/or any cash buyers in and/or around KY that is willing to work with me. I really, REALLY want, no NEED to make this work, but I have no buyers for a buyers list, and with virtually no Real Estate Clubs around my area, I have no idea of what to do. I also did a search for Investors in KY on Craigslist but nothing came up. This is all just so frustrating. Could someone, anyone help me?

Don't give up

Don't get discourage with all the negativity surrounding you. Have you tried finding REI groups on meetup.com in your area? You can also form your own REI group in your area (look for like minded people like yourself). You can attract Investors & other buyers by advertising in your local newspaper, free classified ad sites (e.g. Craigslist, Kijiji & Backpage) and penny saver/thrifty nickel paper (pickup at convenience stores). Just be careful how you word your Ad to not deceive or misrepresent!

You can also build your buyers list by calling on the WE Buy Houses signs in your area to find out what type of properties they are buying and ask their permission to add them to your list. Also call the For Rent signs of private landlords; tell them you're not really interested in viewing their property but to find out if they're looking to purchase any more properties fitting their criteria and how often they are buying. If you refer a prospective tenant to them who signs a lease with them, will the pay you a referral fee. Add them to your list with their approval. Keep pushing you'll get your buyers list build before long. God Bless in your REI endeavors.

Hey supermoneyman ,

I know what you are going through. Everyone around me thinks I am crazy and living in a dream world. But I don't care -- my success is the sweetest revenge.

You will find people get uneasy when you start talking about taking action to change your life in a positive way. Misery loves company and they want you to wallow in self pity as they do. Don't fall for it. Pick yourself up , close your ears to the naysayers. Take action , don't let a minute go by wasted.

I'm somewhat in the same boat. My area only has one as well. I have yet to go to a meeting (I wimped out this past week). But I'll get to the next one I know it. Don't let the nay sayers bring you down. Remember, everything you've learned is proven to work! Keep your head up high!

Keep the faith and keep doing the right things and it will happen. Greg Murphy had a great conference call several months ago with Dean. I would recommend listening to all the prior conference calls to pick up more tips and techniques.

Dean also lists some great ides in his books to building those buyer's lists. One quick tip might be for you to contact local landlords in your local area (maybe through their "For Rent" signs or ads in the local papers) and talk to them about real estate and if they are in the market for more. Thank You so much for the words of encouragement, and the pick-me-up that I needed. It's great knowing you all are here supporting me. Someone mentioned to go to Public Auctions, well, that's my next move. I'm going to look for Public Auctions in my local newspaper, and I'll talk to every person at those auctions that place a bids.

Atlcamel, I have never heard of meetup.com, but I'm sure going to check it out. Also, I might even post a few ads here for you all to look at before I post them on craigslist and etc... Just to make sure I have the wording right.

Don't Give Up.

Hello and I love your title.
SuperMoney Man,

I just wanted to say Do Not Give Up. I have to keep it to myself and not
let my family members no what I am doing in REI because the aftermath is
a slap in the face. I guess its a secret until I make my first deal happen.
I have many R.E. Meetings in L.A. county to which I was attending and they
all wanted my money for Mentorship. So I just stopped going, then when Anita
started one in Palmdale, the shoe fit. I drive 80miles on a friday to see and hear her talk. Im trying to say stick with it and you will find one for you even if you have to drive a bit in KY. But for now stay on DG's site and network with his DG family.

Finding Buyers

Hello SuperMoney Man, I'm a part of Greg Murphys team. I have had tremendous results with homemade flyers. A couple months back, I bought Deans books have read them both several times. I know without a doubt, I will be a successful realestate investor. I visited the local Dollar Store, bought some construction paper and a magic marker. I made about 30 flyers and placed them in high traffic areas. Where people are in and out every day. Places like City Hall, Libraries, Laundermats, Quickstops, The quickstops that didn't allow flyers would let me leave business cards. Apartment complexes are a great place to leave flyers also. I had an investor see one of my flyers and called me, he agreed to work with me, since then I've gotten 5 houses under contract. One of those houses I think I've already gotten a buyer. This particular investor is very well known in this area, and he calls me every day with someone wanting to sell or buy houses. I am very excited to say the least.
