Please help...I still cant lock up buyers!!!!

Ok I have put ads on craigslist I ran an ad in a local newspaper as well as a local free website and I keep getting people who don't want to answer any questions what am I doing wrong? Ads say Investors wanted

Just wondering, are you leaving contact information for yourself? Looking at it from an investor's point of view, I'd probably want to know a little more about YOU before I leave my info.
Also, please don't take this wrong, but the name "Chance Property Investments" gives the impression that you are sort of high-risk. I don't know why, but that's the feeling I got from it. Maybe it's the word "chance". Do you see the same thing??

Is your business under an LLC,if not you need to get one to keep yourself protected.Also run an ad like ( Won't Last Long 3/2 single family 60% below market Value ) put your business email address and phone number down.When they call,just say already sold and ask what type of property they want and get their contact info and start looking for those houses.Also Google in your area for (We Buy Houses) and contact them and get their contact info.I have done this and have 10 Buyers waiting.Also join your local REIA Club.Hope this helps!

Don't give up on the buyers, either. whurndon had some great suggestions. And if one thing doesn't work for you, just tweak it and/or try something else. That's one of the fun things about REI. Constantly evolving, and every market is different. Persistence is the biggest key. You just keep going until you make it work! Smiling

Just getting started. I read alot of the forums and see your input alot. All the information you post is very helpful and you are alway super encouraging. I have a tight budget with no extra for ads and 800 numbers. Any advice on getting started with assignments, and also how a real estate agent could help me.

Like whurndon said, post an add for a home for sale, I actually have a rehabber I am wholesaling ,posted on CL and recieved a few e-mails from interested investors. spoke to a few and added them to my buyers list. That is a great way to get buyers, and the best part is they come to you, no cold calling to be done!

That could take a whole day to answer! lol
But start by reading up on "assignments" in the book and in the forums. Then come back with some more specific questions if you can (maybe in another appropriate thread).
As far as a RE agent, they can be one of your best resources in REI, especially for the listed properties, and ESPECIALLY if you are just starting out. Helping you understand the process, putting in multiple offers, just all-around a plus to have on your team!

Yep, ghost ads are the best!

Like whurndon and Richie said, they work! And you can put in whatever info you want, to see where the most interest lies! You can also post several different ads each with a specific return e-mail for each to keep track of your responses.

Also the times and days you post on CL are important too. Try posting on Sunday evenings around 7pm for best results, also Tues & Thurs between 1-3pm or 7-9pm. These are tips from expert marketers that have tried and tested this over a year. So take the advice of tweeking your ads and making them more eye catching headlines to get the phone ringing, that's your main goal. The most IMPORTANT tip is to do it religiously, every week. Investors are only successful if they consistently market. Successful investors pay people (virtual assitants) to place several ads a day on CL and backpage.com every day so there are a sea of their ads in front of the viewer's eyes.
