Larry, have you been to DIG (Diversified Investors Group), a Philadelphia REI club? It's big, about 1100 members and they have subgroups (depending on area or interest) and the main group meeting is on the last Thursday of the month in Ft. Washington.

I offered my buyers list to anyone in the South Jersey Philadelphia area and have received very few replies. Many of my DG family memebers that replied anre currently looking for a deal and when they find one they will be able to present that deal to my buyers.
Truth is that my buyers are like a pack of wolves right now calling me, emailing me you name it in search of a deal. If you have one in the SJ or Philadelphia area please send me the info.... my buyers need to be fed. THEY ARE DRIVING ME NUTS!!! In a good way of course I have had many great deals over the past few months and they have been sold before I am able to present them to my list (I guess I should not complain huh?).
If you would like to bird dog for me I will pay you a $1,000 fee if one of my buyers purchases a property that you send me the info on. Seriously 1k for each lead that my buyers close on.
So today I am not only offering access to my buyers list for your deal but also an opportunity for you to bird dog for me and make $$$.

A great way to find buyers is to visit the Real Estate Services section on craigslist. Search for posts that say " I buy houses" etc... then send them an email introducing yourself and that you may have some properties that they would be interested in. Believe me they will respond.

I have been working on expanding my buyers list to NY and North Jersey. I have recently been marketing some properties in those areas and have been pretty successful in finding cash buyers. I have added them to my buyers list and I am currently looking for deals for them.
My goal is to wholesale Nationally. I am confident that if I get deep discounted property deals in other states that I can wholesale them. I can find buyers in any market with the right property.
