Hey everyone, having trouble finding buyers? I found a great way. Go to "Google" and type in "Houses for Cash" "I buy Houses" or any variation of that. If you have a property under contract, type in all the info for that property and then there will be an area for your contact information. Click submit and the calls will start coming in.
I have a house where I did that on. Literally TWO MINUTES after I hit "submit" I started getting the phone calls from Cash Investors. I'm still getting calls 2 weeks after I submitted my property. I have over 30 buyers on my list, not including those from my REIA group. Try it, it works!! You wont learn this from the Academy.

Good info DJMario! My husband and I have to re figure ways of doing things here in Ca. It seems Ca. has different rules. As I find out stuff I post it pertaining to Ca. So check Charisse's Journal from time to time. Any info on Ca. I am all ears, so when you find stuff out let me know.

I love these threads Dean has set up for us all, I have learned so much from several of these on different topics. In fact when I find ones on subjects I didn't know about I copy the questions and answers put them into Word on my comp; and make a file heading for that subject. This way in the future when I need that info, I know where to look. This is such a great program.

I understand you have to have a seller and a buyer lined up already. So if you have a buyer, lined up why would I need to show POF? Is it because seller "A" doesn't know about buyer "C"?
Buyer "C" would need to show POF to me? Is there a contract or something for the buyer to sign as a commitment to buy the house from me?
I hope these questions make since....

You're saying to have a contract with a homeowner in hand and then find an investor?
that to me is the best way to do things.

since I posted this thread. Best Transaction Funding is a good place to get a POF letter. I've never had a problem when using it. Use the POF if you're making offers with a Realtor on any home. But you also want to make sure you have investors lined up and ready to take the assignment. Once you get the offer accepted, get your buyer to go to the title company and do the assignment paper work and then the ball is in your buyers court. Then its up to them to finish up at the closing table.

Finding that wholesale deal is the hardest part of the equation. If you have a deal cash buyer come out of the woodwork to persue that deal. If you call up classified ads from the news papers that are selling their rehab houses alot of them are gonna ask you if you have any deals now that they may be interested in.
If you advertise on craiglist make sure to put on your add that you have the property on contract and make sure that you file with the city register to avoid anybody going behind your back to get to the homeowner to steal your deal.
