If $150000.00 is a true ARV. and your $20,000.00 rehab cost is right you will have a very hard time finding a cash buyer for thas deal. 65% of the ARV. = $97,500.00 less rehab of $20,000.00 = $77,500.00 is the VERY MOST you should of offer for the property. I hope you dont have a big deposit on this deal. Good luck with this one.
