Instant buyers list!

Go to your realtor and have them pull a list of MLS listings of properties that were sold for CASH in the last 90 days. You will have an instant buyers list!

Take this list to your local county assessors office or website.
Look up who bought these properties.
You can find their name and address.
Send them a letter and ask them if they would like to buy any more.

If you find a buyer that appears on that list more than once in those 90 days. You have a serious buyer.

Find out everything about this buyer.
What price range are they buying in?
What type of properties are they buying?
What area are they buying in?
How much of a discount are they buying at?
Find out everything you can and start looking for properties like that!

Lock them up and blast out an email to all of your buyers. Someone will eat it up!

...on a conference call on here one night. I am new to this and still puzzled about how to establish who "your realtor" will be. Didn't he have some thoughts about doing this, too? And, do realtors charge for this type of search? Always wondering how much stuff will cost.......

Most auctions require cash (or access to cash)in a very short period of time in order to bid. By attending auctions, you can build your cash buyers list quickly. Also, if the auction is at the property being bid on, you now know their property criteria without even asking.

I haven't talked to you yet through PMI but I am hoping to get ahold of you sometime. I thank you for helping us out on here and I am working hard. I am working my agent to the bone! We put in 26 offers this week and I have about 10 more for her! She doesn't know yet, haha. I have a list of FSBO's that I found while driving around all day yesterday. I am hoping the 25:1 system spits out a least on accepted offer soon!

How

Many of those properties did you go look at personally and evaluate repair costs and and figure in your holding costs and commissions etc etc for your buyer? Because I'm a little lost on how YOU are getting your repair costs and everything together if you don't go through them and evaluate the area and so forth blah blah blah. Does your contractor go through all of these properties??

I am looking at all of them personally, my agent feels like my personal slave right now. My offers are 65% ARV minus repairs. All cosmetic repairs are based on the square footage of the house and I add in extra costs for plumbing, wiring, roof, windows, waterproofing basement walls, tuctpointing, repairs to garage.

All of my offers are subject to whole house inspection and subject to partners approval. I have a 7-10 day inspection clause.

Every offer will be re-submitted every two weeks.

My agent will notify me of any price change in any offer before re-submission.

If the price drops, I drop my offer price by the same amount.

Every property was an estate and was vacant and sold as is where is.

Every property had a DOM of at least 100

I have 26 FSBO's that my partner and I are calling and evaluating their motivation for selling.

Looks like you got yourself online. Are any of those REO's or HUD's, FHA's etc? Because one little piece of advice......the subject to my partner's approval or my mom's approval whoever it may be will more than likely not work at least I know the subject to's doesn't work down here but.......good luck!
