I did not mean to offend you or anyone else! I actually try to put out information that works in the real world. Reality is hard to deal with sometimes! These sites are a dime a dozen, well actually more like $995 to $1495 if you buy tonight only. Then its usually $49 per month. I could be wrong on this system. I stopped watching those webinars 2 years ago.
I think most of the posters that sound negative are actually trying to help by directing new people away from the hype and into the trenches. Remember, some of us are speaking from experience and we are not selling anything!. NO software is going to do deals for you period. 98% of people won't or can't get out there. That is where the action is, not sitting at your computer.
Once again I must say, What good does it do you to have 50,000 buyers and do not know how to find, evaluate and get investment properties under contract.
Everything else is a waste of time until you can do this. This is the HEART of our business. It would be like having 50,000 people waiting an a fast food place with no hamburgers to sell. You wouldn't SELL anything. No offers no money EVER for us in RE! Always build your buyers list and never stop. 98% of the people you get on your list will never do a deal, go through the list and find the needle in the haystack! You only need 5 or 6 real cash buyers to have a great wholesale business! Lease/purcahse, you will have to meet buyers and sellers also. Once they know you, like you and trust you, you will have a buyer/client for life. BUT, you must provide them with the PRODUCT they are looking for! FACE TO FACE!
I want to say that this is just my opinion, If you can do deals and build a consistent cash flowing business another way, more power to you!!!!
One last word, to be in this business you must have a "thick skin".

Micheal about this as well. I got the info about flipcrushers some time ago through an email from stacy kellams and a few of the others that say they are investors. All you see from them are their webinars trying to sell things and for 699 upwards so I quit wasting my time watching these things and spend that time here reading blogs and posts from the ones that are doing this every day using ways that dean has used and is working.

Has anyone used the services provided by pre-paid legal? Like drafting contracts. I would like to become a member.
I really could use this information if you have it available and would give it to me please. This is what I need it for. I'm trying to by a reo property right now i'm prequalified for a loan have seen 4 reo properties and decided on one of them now i'm ready to make a offer and the real estate agent tells me that they need at least 2100 down which five they would hold. He wants a bank statement showing that at least 2500 is in the account. I was going to borrow this money to get the property, refinance it and pay the amount back. But if I can do a deal then I won't need to borrow this money. The thing is someone was checking out the house the same day I was so it won't last the way reo are flying off the shelf in my area. The ones I can qualify for money wise.

Louie, since it is quite obvious you are talking about me, being that we are all on here adults I would assume I will address you directly and not ambiguously.
Next year will mark 20 years i've been doing RE and in that time I have seen people come and go, full of promise and ambition, to either stick it through and make a living out of this to getting frustrated and leaving and blaming real estate for their inadequacies. I would actually disagree with you in saying that most of my posts are negative as opposed to reality. I don't need anyone to vouch for me nor to speak on my behalf in reference to that.
My point of these sites where you get every single buyer in the country is misleading and if you have to pay, you are 99.99999% of the time not getting what you paid for. Like Michael said, the majority of the people on these sites are in the same boat as you and not actual cash buyers. Hence, the chefs and waiters comment.
I'll say again you need to have thick skin because trust me, this won't be the last time you hear a comment that doesn't agree with you. The best to you and I hope that you reach the success you feel you deserve. Off to picking up some groceries.
At times, it can seem kinda like a cut throat business. But, we are all people too, whether we are just starting out, have been a part of the DG website for a while and haven't done a deal or anything like it, or whether you've been investing in real estate the last 40 years. And sometimes, I understand why you give tough love. If you didn't, it wouldn't motivate us to do more. I think it's easy to get frustrated when you explain to others almost the same thing a million times. We're all here to learn, grow & change.
This website is the best by far that I use on a daily basis. I met some really great people on this site, willing to help and others not so willing for whatever reason. Sometimes, the truth hurts. Or, maybe it's called "accountability". Who knows? I learn something new every day from this 2nd family.

I don't speak tough love, I speak reality and saying something that is the truth and not particularly what you like is life. my intentions are never to hurt peoples feelings, but its best to hear the worst to prepare for the worst because this business is not flowers and unicorns that many want you to think it is. If it were this easy, everyone would be making money and full of joy.
I speak the truth from actual experiences, not from others' nor from stories on the internet. I would love to hear everyones deals being squeaky clean and smooth, but the reality is they're not. And I also hate to hear when people get duped by websites promising things they definitely cannot provide and a good promising investor gets frustrated and loses interest. But it happens.
Tough skin and a plan are two of the best ways to last in this business.

I just wanted to say that you guys are getting a little off track (not everyone but alot of you) .I posted this for you guys that wanted access to cash buyers so that way you could get their info send them a letter or skip trace them and give them a call. So you can start to bulid relationships with them And put them on your buyers list if they say it is ok .

So it seems my two more recnet posts were deleted from this thread. Maybe I stepped on some toes and offended, or maybe admin felt my posts were not benefital or deemed valuable. What ever the case, it is fine. I know some who PM me felt the same way I did.
I woke up this morning and decided I needed to take a different direction with this site. I think I spend way too much time on the forum, and not on what I should really be doing to gain knowledge and moving forward in real estate. I have 4 days left on my vacation, so I am going to plow in to all the extreemly valuable wealth of info here on this site that is provided by the man himself, Dean Graziosi, along with his very valuable and helpful staff. Along with providing all his expertise, experience and knowledge, he is motivating, uplifting, encouraging, and supportive and thats what I need. (Thats really what everybody needs) I know the people I can go to when I have questions, and I know I will get positive and encouraging answers and support. This site is jammed pack, busting at the seams full of priceless information. I advise all newcomers to the site or to RE to do the same. and focus on learning all you can from Dean.
I just want to add that the one good thing for me that came from the forums, was meeting a few really nice folks that I have connected, and became friends with. I value your friendships, and appreciate your personal support.

If I were wrong, I would sing the praises of this site because it seems like it is a resource that, if used correctly, could help immensely.
I looked up 8 of my investors in NY and not one of them was on the list. All are registered companies, EIN's, corporate docs, etc.
I would strongly,......strongly, suggest that everyone completely research this site and if you happen to speak with someone on there, ask them specifically if they purchase their properties with anything other than transactional funding.
Ask them;
1. When you say you are a cash buyer, are you saying that you currently have the funds available to purchase a property I currently have at this point valued at $350k???
2. I prefer to work with investors who can close within 10 business days as opposed to the standard 30. Would that be an issue and if not, are you ok with putting a 10% non-refundable deposit on contract to secure a faster closing???
3. I'm sure you're used to dealing with frauds and people who are extremely misleading. Its that reason why I ask if you can send me your corporate docs and a bank statement to expedite our potential relationship???
Not in any way attempting to be negative or rain on anyone's parade, but please do your due diligence if you ever have to pay for any service that claims to provide you access to buyers.

I did go out there and get names AND phone numbers. There were only a few that I got email addresses for. I haven't called any of them yet... life got in the way again, but the names I got were listed multiple times (all together). I do plan to call them and I will let everyone know if I have any luck. I think this is a great idea.. anything to save time and get the same results seems like a winner to me!

Same here, I looked 2 of my BIG time buyers here and guess what, nothing! Between the two they have purchased over 10 properties here in the last 60 days.
I hope the site gets some real cash buyers for our fellow DGers and they close a deal where someone from this list actually pays cash. When this happens I ask that they please let us know the details.

Make sure you qualify these people the way Elix suggests in post 46. It will save you a lot of wasted time and you might find a REAL buyer that won't waste your time!

Microsoft Excel 2007 does this automatically but you'll have to resize the columns for readability
These errors seem to vary from county to county. I had one county that needed major tweaking and another that was almost perfect. Just double check your records before you do any mail-merges and waste your time from incorrect formatting.
1 - At the site when you get your list click on 'Select All (####)'
2 - Click on 'Export to Excel'
3 - Pop-up should appear, save file to desktop or where you can find it
4 - Open file and follow these steps for proper formatting:
Character Set: Western Europe (Windows-1252/WinLatin 1)
Language: Default - English (USA)
From Row: 1
Separator Options:
Selected/Checked: Separated by; Tab; Merge delimiters
Unselected/Unchecked: Fixed Width; Semicolon; Comma; Space; Other
'Text delimiter' should have no value in it
Other Options:
Selected/Checked: Quoted field as text
Unselected/Unchecked: Detect special numbers
Column type: Standard
Click 'OK'
File opens and can use some more formatting.
Click on column D, should be 'property zip', and set alignment to center or left for easier readability
If you like to keep the column labels visible while scrolling through the records...
Click on Row 2, go to the toolbar, click 'Window' and then click 'Freeze'.
**IMPORTANT**
STEP 1 -
Column F (owner phone), if you didn't order phone numbers will be marked 'Available' ONLY for the first 400 some records. After that it shifts the 'Owners Address' into that column (F) and messes things up.
HOW TO FIX:
Click on and hold down on first owner address after the last 'available' phone number and drag down until rest of records are selected in the same column. Right click and select 'insert'. Make sure 'shift right' is selected and then 'OK' and all owner addresses should be in the proper column.
STEP 2 -
Select all 'available' entries in the 'owner phone' column, right click and select 'delete contents'.
STEP 3 (if necessary)
Starting from the top/beginning of the worksheet follow the 'property state' column (C) down and you'll see some more incomplete records. Usually from the property city not being filled in and the rest of the info shifts to the left.
Right click where the state is in the property city column, select 'insert', make sure 'shift right' is selected and then 'OK'. You might have to do the same thing in the Owner phone column to move the owner address over either left or right depending on order of steps taken.
Once you're done cleaning up the errors you can continue with the rest of these steps below.
Column F should be 'Owner Phone' you can right click on it (column F) and delete the column or just put the phone numbers in when you find them.
You can sort by going to the toolbar, clicking on 'data' and then 'sort' and selecting your parameters.
If you don't like something you did you can always click (the ctrl and letter 'Z' keys at the same time) to undo your last change.
Don't forget to save file before you exit or you'll have to re-do the process again.

For post #46. I have wasted so much time trying to find deals and agents for so-called cash investors I have come across on this site. In the end they all are attempting to use transactional or 3rd party funding which has never worked out.

Taking the easy way out or some website ain't gonna do it. If anyone and I mean anyone CLOSES a deal( not just add a buyer to my list) from one of all the cash buyers in the U.S. list, please let us know.

I've said many times these sites are full of people who are waiters, but no chefs.
Most will understand the difference.
I think its commendable that most on here try and start out building a buyers list, but it means nothing if none of them don't have cash to buy. Take the time to go out and find real buyers and that way is networking.
I dont think this is true by any means...I first started real estate in Hawaii and honestly it was tuff and i gave up. I then started to market via craig's list for Washington area were real estate is at a buyer's market. I created a strong list of about 10 buyers and used a few of them.
I think the internet is one of the BEST ways to build a buyers list. Bandit signs and REI meetings are great too, but sadly i didn't have that advantage being on a different island.
By the way, didn't Matt Larson do the same thing, i remember in one of Dean's books Matt started in a town that he did not live in. Not sure i forgot, but ether way, the Internet is a great way to build a buyer's list if you do it right.

You misunderstood I think. I was talking about buyers lists available thru some source like **** for instance. Every buyer in the U.S. type thing. They are BS! Most of the people on those lists have no money!
I use Craigs List constantly and have CLOSED deals with buyers that I advertised for. None of these guys are listed on these $52,000,000,000 worth of cash buyer sites. I use the internet to blast out my properties to my buyers, the internet is a great tool! However, my buyers come back to me because of our personal face to face dealings. I have provided killer deals for them and they like and trust me. This CANNOT be established over the Internet. Craigs List works great for me, you can go on Craigs List in Denver and see at least 10 ads from my company right now.
My deal was with these mostly phony sites.

There are systems out there that charge hundreds if not thousands to have access to their buyers, so do you really think this guy is going to offer up every cash buyer in the US for FREE?
And I agree sith elixbrown, networking is what it's all about in real estate. Find your buyers, get to know them, take them to lunch and so on and when you have great deals you will know exactly who to go to. Not to mention they will have other resources to help you out too.
