Quick heads up... I clearly was the only one who got on flipcrushers.... I clicked on the names so that their email addresses would come up. I emailed several of them and got 3 responses. However, they were asking questions as if I were a landlord already (and I'm not)and what kind of properties I am interested in. So I let them know that I needed cash buyers and asked them what kind of properties "they" were interested in buying. That was the end of it. I did not get responses from any of them. Did I do or say something wrong?

I have to say, this post leaves me feeling like if its too good to be true it probably is. If there is such a great site, why not just publish it in the post instead of all this pm stuff? Sorry - just doesn't stike me right.

It would take me 10 years to sift through them all! 75% are people that just paid cash for their house. People, there is NO simple way to build a list of actual cash buyers that will ACTUALLY purchase from you. You have to get out there and do business( read buy and sell properties) and network face to face.
Taking the easy way out or some website ain't gonna do it. If anyone and I mean anyone CLOSES a deal( not just add a buyer to my list) from one of all the cash buyers in the U.S. list, please let us know.

I've said many times these sites are full of people who are waiters, but no chefs.

Most will understand the difference.

I think its commendable that most on here try and start out building a buyers list, but it means nothing if none of them don't have cash to buy. Take the time to go out and find real buyers and that way is networking.

For anyone who wants to knock flipcrusher's stystem without ever even seeing it, much less used it, let me give you some insight. First and most importantly, the same info you can get to find cash buyers by using flipcrushers, is the same info you would obtain at the county records. Big difference is the TIME you would be spending at the court house sifting through these records, and then dertimining the absentee owners. The flipcurshers system allows you to select ANY county, ANY state, the start date of your search, to the present date if you like, (so you can literally get two months, or even two years worth of data) and within a matter of less than a minute, it will give you a huge list of about 25,000 of the cash buyers within your desired search. Their sysptem then allows you to export the info into an excel spreadsheet. The great thing about excel is then you can do a "sort asending" by buyer name in that spreadsheet, and presto! Investor buyers will be the one whose name appears at least 2 or more times within that list, and you now have their info, easily seeing how many properties they bought, the property address, the price, their mailing address, etc. The flipcursher system even gives the buyers PHONE NUMBER (that is if you are a member of the program) Trial users don't get the phone number, but you have next best thing, their address. So with this info you just obtained, you can do mailers, or what ever contact method you use.

So basically, it would NOT take 10 years to go through this list as some here might think. More like 10 minutes at most. Using excel's sort asending, you will quickly see buyers who bought just one property, (most likely a home owner purcase) and see the buyer who bought 2 or more properties because each purchase info will be lined up right under with the other purchases they made. I would care to bet that if I saw a buyer whose name appears 2 or more times, he is an investor, wouldn't you???

The other idea mentioned her is networking. Yes, I strongly agree with networking, but I will tell you from my own experience, I have tried it and not had much success. I put an ad on craigslist, as many have suggested doing, and it didn't work for me. If there is a tool that gives you cash buyers basically served to you on a silver platter, why wouldn't you try to use it. Now before any of you write back to ask me just how many cash buyers I have found using this system, I can't really answer that because for some strange reason, it only lets me generate a list of 25 cash buyer transactions. I have talked to many that use flip crushers, and they are getting at least 25,000 and more with their search results.

It is very frustrating to me that some knock something, when they really don't know what it really is. They have never even seen it, Never even used it. It's like if it's not their idea, is not a good idea. Just sick of it.
