Although you're getting more calls, how do you have your 800# set up?

different extensions for different sales? (foreclosures, probate, etc?)

are people listening to the whole recording? how long is the recording?

Hey, had a thought, what if we used fluorescent orange, house-shaped hand written signs? I'm gonna try that when I get to that part in my SA material.

pay attention to WHEN the signs are being taken. If they're being taken during the week, make those the Sunday priority pickup ones.

Our 1-800 number is setup just on the main line (no extensions right now). As just "Hi and thanks for calling, if you know your extension please dial it now, if not, please a detailed message after the tone." Blah blah blah. Something like that.

We had extensions in the past but didn't really get into them. I know they are probably useful but as of right now the general voicemail is working just fine. I think it's mostly because we are only doing one type of sign right now (to get sellers). So we don't really have to pin point which type of signs they are calling since they're all identical.

The recording is only about 30 seconds long and they usually listen to the whole thing. Some hang up at about 28 seconds because they don't want to leave a message, but we call them back anyways and see why they called

As for your orange house signs, I'm not sure, we never tried that but its worth a shot right? All I know is that the yellow standard signs with permanant marker writing are working best for us! I'm curious to hear how your orange signs work though. Let me know if you try it!

that is what I call great marketing! keeping track of responses, make minor changes, keep track of new responses-bingo! you know what works!!

John, the website was actually built by me. I own a web hosting business, I can offer you the web hosting service, but unfortunately cant offer to build a website for anyone right now. I don't have time to create anyone a website because I'm focusing on REI and my full time job at this point. Although hosting doesnt take up any of my time so I can offer that if you need it!

And yes, we use COA for the 1-800. It's cheap and easy to use!

Update: 3rd call today just came in

now we are at 5 and viewing 2 today hope to have something under contract soon

they signs we got where from signwarehouse.com We purchased 50 blank yellow plastic 18x24 and 50 H wire stakes. Our total with shipping was I think $123. Marker cost us $2.58.

The 800# is from COA but there are many different options for getting an 800# you don't have to go to them. We chose them for the versatility and from deans books.We also have several extensions set up but no one ever dials the extensions so we just dont use them any more unless we are selling a home for a 24 hour recording.

What do you mean by how do I fund my deals? I have cash saved, but use as little as I can. We are starting out by wholesaling, but if we decide to buy I will use cash or try to get hard or private money if needed.

I was looking at your calls received and noticed that you have had a spike in calls after adding or updating the website, then more yet after updating your signs. Do you think the site is driving people to the 800# as well as the new bandit signs? I don't know how you have your site setup. I confess I still need to go look at it.

I am considering a website for collecting sellers property data, etc.. I just recorded 800# extensions for this purpose but it doesn't seem very practical compared to a website. You seem like you're probably tech savvy as well as marketing savvy. Do you have any recommendations on who I should use to build a free website for above stated purpose, oh and future websites will no doubt follow for buyers as well?

As you guys know we have been updating and improving our bandit signs. This week we are doing something a little different. After watching some videos from the edge and listening to Matt on the webcast we decided to do a different placement system for our signs.

Instead of doing of focusing in one area we took 25 signs and picked our top 4 areas. We then placed them at the intersections closest to Walmart, Mcdonalds, and the popular gas station out here.

So far today we have had 7 calls. This is great for a Tuesday:)

When we first started putting out signs we were putting them up on poles. This is when we got lots of calls from the city. When we attended the Edge event I asked Matt Larson about this and he suggested we just put them in the ground instead.

We have been doing that ever since and have not gotten one call from the city:) Small Change with a great result:)

We put them up even if there are other signs there as well. I asked Matt about that and he said that our signs would stand out more because the others really weren't doing the same kind of sign. He was right, they don't use the same size or color and I have yet to see any hand written signs. The only hand written ones I have seen were for Mattress lol which are all over the place here.

I have used Bandit Signs a few times, but haven't had that kind of success. I have a few more in inventory. When those are gone I will try the yellow signs and hand write the info. It's amazing what little tweaks can do for people.

Maybe I missed it, but when people call on your signs, do you ask where they saw the sign and track that information?
