My mother and I are spinning our wheels. We have over ten buyers and are making at least 8 offers a week. We have had a few bids accepted, but when we contact our buyers they say they have already bid less for the same property. We just don't know what to do. Any suggestions?

Bandit Signs

Are you using bandit signs? If not this is a must. You have to find property that no one knows about and bandit signs will bring these leads in. The last property that I bought I was the only person that knew this property was for sale.

When you get an acceptance to a bid, (if you are not comfortable yourself), have your Real Estate Attorney write up a contract for said property or properties. In the contract, include your escape clauses as amendments; include all the pertinent information that was agreed upon; sign the contract with owners of property; and then, contact buyers. Important: your escape clauses along with the agreed upon time frame mentioned in your contract to either buy, sell, or lease to a tenant buyer will give you some time to control the property so no one else will 'snatch' it from you. Consult your real estate specialist attorney with all questions that you are in doubt of. Sometimes, attorneys give free consultations over the phone.

Helpful tips

You should have the property under contract before you contact your buyers. You might be offering too mush on the properties and might have to go back and submit lower offers. Ask your agent to tell you what's the average REO selling for and then you could know more less what are these investors paying for them. Or maybe some of your buyers might be pretenders and might have to revise your buyers list. Another tip, keep adding more buyers to your list daily.

I agree with everyone's idea on this post. You gotta make sure your buyers are not tirekickers. Use AKA bandit signs lol if you are not using one. This is how I screen my buyers at my first initial conversation I have with them. Post

1. All inspection has to be done before signing my contracts
2. Contract non-assignable
2. Non-refundable deposit of $5,000

If your buyers are not comfortable with any one this, cross them out from your list. It will save you alot of time and energy.
