I don't know any landlords in your area but a couple of suggestions to find them.
1. Call your local landlord association, just do a google search for them. Contact them and see if you can send your list of deals to the person in-charge and have them email your list with your contact info to there members, so you can get calls back.
2. Call for rent ads off of craigslist: click on "APT/HOUSING" under the "HOUSING" section on craigslist, the ads that are there will have investors number, call them and ask if they are in the market to buy any more cash flow properties. If they say "no" ask them if they know anyone who is, most likely they will give you a referral if they don't want it themselves.

Property Managers are landlords. You can contact them to see if they (or any of their clients) may be interested in it. You could check with a Realtor too to see who they'd recommend to manage a property...

Thanks Shah! Those are great tips! I did look on craig's lists ads but there was only really one in the town my house is in. I did call her but that's a great tip to ask for referrals!
