Had a sensational first day on working from Dean's 30 day plan. Set up my e-mail account, got onto this forum to read some experiences and made my first call to a realtor got me a woman eager to work with investors. I requested a list of cash sales in the last 90 days in the hot local areas she suggested, and she had a list in my hands of 27 MLS listings within a couple of hours. I decided to skip ahead to week 2 and order my business cards.
I took notes on her list this morning and went to the assessor's office to look up purchasers on their computer. On the way I drove by a property in my town that was on her list and a realtor's sign was in front. Sure enough I discovered the property owners on her list had owned the properties for several years. She sent me a list of properties for sale, not ones already sold. I called and asked to see if we were on the right page and she said MLS doesn't show cash sales and she didn't have the time to try and pull that out. Tomorrow's a holiday, so I'll start over with another agent on Thursday.
Meanwhile I interviewed a recent divorcee who wants to sell her property due to bad memories of being beaten by her ex, and a new love interest in another town. The ex- turned the house over to her including an $80,000 mortgage dating back to the 80s and a $27,000 second mortgage. The assessor givss it a fair market value of $85,000 but she just wants out of there. I'll have a nice deal for some investor within the week. Across the street is a nicer house, vacant for some time, the owner in a nursing home and he knows that will be where he spends his remaining days. I talked to him 3 years ago when I first read Dean's books, but wasn't ready to act then. He's German and has the same surname as my great-grandmother from New Ulm, so I'll probably spend my holiday visiting him in the nursing home und sprechen lit deutsch mit ihn. Hopefully the 12 years I spent with my ex, who taught me German, will finally pay off.

Visited the gentleman in the nursing home Wednesday and as luck would have it, just as I asked if he wished to sell his home a friend walked in and overheard what I said and agreed that he did want to sell and asked me to call him about it. While walking down the hall a lady in a wheel chair asked for help and I pushed her back to her room. That kind of spirit is infecuous, and later in Walmart's I came across a handicapped woman whose store-provided electric cart ran out of juice and pushed her back to the charging area so she could get another cart. Luckily I was soon helped by an associate. Those electric carts are heavy. If one person asks for help and you can do it, others always seem to be nearby. I believe that attitude is going to help me in buying and selling homes as the business develops.
You've got the right idea. It's got to be about more than money. It's got to be about making a positive difference in the lives of others.

Bear Run, your mindset will take you far in life. there is a philosophy that the more you give the more you will receive. You will see opportunities come out of the wood work for you when you are giving to others.
My believe if you keep going in a forward direction in real estate no matter how long it takes you will create what you are wanting and find the profits in RE.
