Hi everyone; I posted this last night on FB in CFIC Group and wanted to share with the DG Family. I'm wise enough to know not to count my chickens before they hatch, but I'm really stoked!! It may or may not happen, but NOTHING will if you don't keep PUSHing!! This potential deal just popped up out of nowhere and is from a contact I made more than a year ago. It's just proof that getting out there and taking ACTION of ANY kind breeds opportunity!!!!

Hope you enjoy! Maybe someone that reads this, that needs a 'kick start', or is feeling down about their progress, or lack thereof; GETS BACK UP and tries again!!! Those that know me, can surely attest to my struggles to get going in the past!.....

Had a Buyer (local L/O 'king') contact me 1 week ago looking for a pkg of 5-10 Turnkey Rentals w/very specific criteria....wanting to close FAST - CASH!!! Had a couple leads frm an investor I've been trying to help sell a pkg (for a LONG time), but he wasn't real interested. I said "OK, let me check out some sources. BTW, have you searched CL, yet". He said "no".

So, what did I do? DUH!! Took ACTION and hit up CL!!! Got 5 responses, and 2 good leads. Found a Seller that had an ad for 4 props, and built a relationship...awesome guy. Ended up putting pkg of 9 together and forwarded info to Buyer. Best thing is, his props fit criteria to a 'T', and are super high quality, with A+ recent rehabs, the works, etc.

Finalized pkg with pics/pricing last night, and was told late today that offer would be no later than this Friday. First offer came in about 2 hours ago!!!!! Smiling Buyer's chosen 8 of the 9 to offer on. If it goes to closing on all 8, I stand to make a PRETTY PHAT check.....16 BIG BOYS!!!!!!! I cross my fingers and will pray very hard, for sure! You just don't know what that could do for us, as I've been in 'dire straights' the past couple of months! And....BTW - if any of you are praying souls; please say one for me, too! Sorry for the long rant/post....can u tell I'm pumped???!!! LOL! Getting late now, so gotta go finish my dream of completing this deal!!! :-)"

Here's to a successful day of negotiating! I say, let's get this one done and watch the "dominoes will start to fall"!!! Woooohooo!

Yes, I find it pretty strange. Originally he had an ad to sell 4-5 and as we talked, it turned into most of his portfolio. i.e., my buyer with 'deep pockets'???

He's not your typical motivated seller. He and his wife are wanting to buy/build a home on the lake. It's not that he "has to sell"! Still doesn't make a lot of sense though....putting another ad on CL when you have a buyer in your back pocket??!! We'll see what tomorrow brings!

Do not fret; even though I have been overly excited about this one, I AM still workin' it! Got quite a few irons in the fire. Just wanted to catch the BIG ONE so I don't have to worry about working for the man anymore!

10/14/12 - Today's Update

Finally got the revised offer (package) from Seller today. As expected; it's only 5 properties....and of course, not all the best! He wants to keep 4 in his portfolio and guess I can't blame him on that! Asking price is $147K.

Forwarded to my Buyer and his response was..."So he doesn't want to sell the others? I need at least 4 more cash flowing properties." I let him know about Seller's accountant, capital gains, yada yada. Needless to say; he was pretty astounded that his offer of $297.5K for the 9 properties did not get accepted!

I suggested countering on the 5, and maybe giving other options with offer on all 9, i.e., spreading the "purchase" out with maybe one transaction this year, and another one next year....thanks for the suggestion fellow DGers!! Eye-wink He said that he definitely only wanted to do a one time Cash transaction!! Man; aren't those some "SWEET" words!!! LOL!

Buyer said that he will be sending his counter offer tonight, and wants to create contracts TOMORROW!! All I can say is...I hope there's a BIG FAT WORM on the end of that hook!!!!

This guy says he'll take all the cash flow properties that I can get him!!! Fitting his criteria, of course. Now, I just have to "get on the ball, or on the bus"!!....and I hate riding the bus! Smiling

I must not forget to thank the Lord again tonight for this opportunity!!

10/17/12 - Today's Update

Hey Folks! It's been a long couple of days! I did not get Buyer's counter back Sunday night, as I thought I would. After going back and forth, looking for additional properties to add to my Buyer's "package", trying to get a long distance co-wholesale deal locked up with an IDIOT buyer, taking calls on bandit leads; I'm pretty exhausted. I know that I stand to make a really good payday! And if I can get this first Turnkey package deal completed; my Buyer wants 20-25 more of the same! I'll have built a really good relationship with a well established local investor that is VERY promising!

It has been VERY time consuming, and difficult to manage my time! Jen, Michael M., Donna B.; I give you all the kudos in the world for accomplishing what you have, as I know that I am only beginning. Something I definitely have to work on, but a nice problem to have. Means there are opportunities galore....just got to reign them in!

My Buyer has countered today with $137,500 for 5 properties (Seller asking $147,000).....they have a monthly net income of $3K. Forwarded to Seller earlier today, but he is out of town until this Friday. Don't expect any answer until at least then. We will see and I will continue to pray that the Lord blesses me and my family. I can see it, smell it, and almost taste it! VICTORY is mine; the vision is crystal clear!!!

The buyer I thought we had for co-wholesale deal; tried to low-ball his final offer. This, after several emails with him agreeing to a price. He saw how much my partner paid for the property after I sent him the addendum/assignment for signature, etc. Kind of a long story, but looks like we may have a buyer locally?!

My take on the turnkey rental deal could be as much as $18K!!!....I'm getting $2K/property. So, the first package totals 5. My buyer wants a total of 9....THIS time! Can you say "some beach; some where"? Cool Aahhh...I can hear the waves slappin' those sugar white beaches....

These guys are all trying to play games of some kind, but it sounds like you're on your way regardless. Stay in the ring and keep swinging, you're on the verge of landing a "punch" (deal) somewhere! Sounds like you have a real buyer (or two) in your pocket, now all you need is a seller who will take you seriously and COMMIT to a deal. You're 95% of the way there, and the hardest part's behind you. Keep going and keep us updated! Best of luck to you...

Yes, you're right...Commit is the optimum word! We will see if the Sellers are just that!?

- The Co-wholesale deal looks like it's DEAD! This is the one where there are "buyer" issues. Could still happen, but realistically, probably not. Sad

- Found another Seller and my Buyer has "officially" offered on a total package of 8 properties. Contract offers went out first thing this morning with an acceptance date of today; 10/19 @ 5:00 p.m.

NOW the REAL negotiations begin!!!!! tic toc, tic toc, BOOM!!! Laughing out loud

10/29/12 - Today's Update

Here's update I previously posted in CFIC on FB. Copy and paste is the way to go here...thankfully, I have lots to do (with REI) and it will save me some time.

It's hard to believe that I actually started working on this deal around the 4th of October! It's taken a very long time and I pray that it will soon come to fruition...it IS in His hands!!

UPDATE 10/29....Contracts signed by both Buyer/Seller as of tonight....Woohoo! Now inspection/contingency period begins. This is first part (5 pack) of 8. Closing set for 11/29! This has been a LONG, educational, trying journey, with a LOT of negotiating; NO DOUBT!! Buyer's first counter offers are in on the final 3-pack and waiting on Seller....slow to respond. It's hard to believe she is really motivated, but I know she is...inside info!!

Lesson #1 - Control the deal and get it under contract, or you'll get strung out like a clothesline!!! LOL Eye-wink I will know next time.

Looks like it just might be a 'Green Christmas" at the Gillons this year! YEAH, I"M PUMPED TO THE MAX!!!! I know that I can't count those 16K chickens till they hatch, but you can betcha I'm gonna be sittin' on the nest!!! hahahah Smiling God is SO good...prayers are starting to be answered on a daily basis. All glory goes to Him!!!

No...closing is scheduled for the 29th of Nov. We are in the inspection/contingency period right now.....unconventionally long @ 21 days!! Sad "Cash" buyer is actually using a PML! Once we get past that; I'll feel more confident. Don't think there will be issues; at least with the properties, etc. My concern is the PML!!?

The Lord's brought me this far....I feel confident he'll see me through on this one! Doesn't mean I'll quit asking though!! Eye-wink

I'll be in the same boat, too, soon. Too much to divulge here, and I don't wanna jinx it yet. But, congrats to you, man! You'll go far in the real estate business, if you stick to it, man. Lessons learned? Oh, yes. DON'T tell your rehabbed any important details as to asking price, or if you have it under possession. Wy? If you do, they might try to mess you around, behind your back. IN that case, sometimes less is more. Be friendly with them, but not their friends. If it's true, I'm learning that the hard way. But, man! 5 homes... $16k profit? awesome! I wish there was a deal like that here... it's all good, though. Congrats, John!!

Stay Strong and You will Make it Through this Crisis

I have been to your area a couple of times and have walked on the boardwalk in Atlantic City. When seeing the news reports on TV it is hard to believe that so much devastation happened in so short a period of time.

I am also seeing on the news reports that the people hit by the storm are starting to clean up and get reorganized on their own. They are not waiting for someone to lead them or give them direction. They are also looking after each other in any way they can. Keep up the courage and if you need help let everyone around you, and your government know and get the help you need.
