Hi DG family, Here is another deal with lots of adventure.
Got a property under contract, and despite checking with the city umpteen times, each time we or a buyer would go to the property they'd tell them something new and different. From where the buyer could put the required parking up to the final bombshell that was nicely covered up, the entire house and garage had been moved onto the lot from another location in 1948. The adventures never end! So, instead of making the $25k I was hoping to make, we are happily wholesaling it for a couple grand between two people.
This is an REO, added buyer to the contract, quit claimed myself after closing. After wholesaling this one 15 other times, I am ecstatic to have it closing tomorrow!
This is another example of never giving up! I had given this one to someone else to wholesale herself and was allowing her to keep all the profits but she seems to have given up the opportunity after trying for 2 weeks. But I again showed a solution and that nothing is impossible! A price drop and a solution that works for all!
I don't understand why you do not care to respond to my inquiries? I'm a cash buyer in southern Calif, and yet for some unknown and unexplainable reason you have decided to ignore all my PMs. Makes me wonder what this is really all about......

Thank you for sharing this! To many times people will give up on a deal and just decide that they will bury their head in the sand. Instead of that, you took the route of seeing how it could be beneficial to others while being able to say to yourself, " It was not pretty but we made it out in one piece!"

Whether you you can or you say you can't, you're probably right. The gal I gave the opportunity to try to wholesale it to kept saying it can't be done and making excuses. Even if 'everybody's' seen the property, there are still ways to make it work, and definitely buyers that haven't seen it! This was a prior buyer, but I made it work.
Btw, funds are in escrow!!!!!

Yes Michael, I get the crazy ones! I had about 12 hours in this deal only because we had to keep going back and forth to the city. Also delayed this transaction over 3 weeks passed closing and DID get the bank to waive all per diem. ALWAYS ASK!!!!

This DEFINATELY works in Southern CA. The dynamics are a little different and circumvention is ridiculous here; but I've found a couple of tricks after experimenting the past 2 1/2 years . But it works. You have to be extremely persistent and NEVER GIVE UP. It definitely isn't for everyone here. It takes a certain persistence and push forth attitude.

We also were able to get a little higher fee from the buyer.
to see if I can be of assistance doing their rehab. Since the 2 1/2 weeks since closing, they've done nothing to the property. This property is across the street from the deal I closed 2 weeks prior to this one; (5 plex; my first commercial property )
Hopefully I can make some money facilitating their rehab. Never hurts to ask and go the mile of 'full service wholesaling'. Especially for a hedgefund.
