Closed a contract assignment this morning. 25/1 pipline!! $10,000

Closed another wholesale deal this morning. Walked out with a $10,000 check. Got it off the MLS for $415,000, assigned the contract to my buyer for $425,000. August has been a pretty good month so far

$29,000 Wholesale fee. LLC transfer. 25/1
$9,600 Co-wholesale. Networking
$2,000 Co-wholesale. Networking
$5,000 Co-wholesale. Networking
$10,000 Wholesale fee, contract assignment. 25/1

Total so far in August - $53,600 closed and collected.

Got one under contract that does not close until Sept 23. Co-wholesale. $6,000. Networking

Grand total of $59,600. Not a bad month, maybe 20 hours total time in all 6 deals!

Every one of these was a zero money out of pocket deal. What Dean teaches is REAL and WORKS period.

If you know it won't work it won't. If you KNOW it will work it will. If some one kidnapped all of your loved ones and told you if you did not do a deal in 60 days that he would kill all your loved ones you would do WHATEVER it takes to do that deal. That is how you must approach this business if you want to make it work.

I am so happy for you, I am in the process of reading and learning about Matt's 25/1 from Dean's 30 days to real estate cash. I am stuck because I have not gained the confidence to call the agents. I have tried in the past, but was rejected. I know I can do this, any pointers on how to get over the rejection?

One piece of advise when interviewing a new agent is to not mention the words wholesaling, contract assignment or double close. Just tell them YOU are the buyer and will close using your money, private or hard money or your investor partners money. Present yourself as a professional.

Michael,

What kind of buyers are you working with on these deals? Are they professionals that have money they are trying to park. Are they other investors looking to buy fix and sell. It is a hedge fund buying these?

Just like Matt has said, Anything can be fixed with more buyers.

90% of my buyers are fix/flip guys. The other 10% are buy and hold guys. No hedge fund buyers yet, although a couple of my flippers have a huge amount of money available to them. None of my big buyers use much of their own money. They have PM lenders and commercial loans available to them.

Matt is right! Never stop adding buyers to your list!
