I picked up my check today for my 6th wholesale deal that I have closed since reading Deans "30 Days To Real Estate Cash" book. I have been doing this very part time for the past 2 years, but I also have a full time job so I do what I can to make things happen. I enjoy sharing my success on this site to hopefully show other newbies that this CAN work, no matter what the nay-sayers say!
So, I got this deal from craigslist, which is funny because I think craigslist is a waste of time, even though I got this deal from it and on my previous deal I found my buyer through C-list. I hadn't been on C-list in about 6 weeks, and the one day I went back on there, I saw a posting that was very plain and said they were selling this house, in a good city near me, and asking 87,000. I called to get more info, and they said all the right things like the property was "free & clear", it needed work, price was negotiable and they needed to sell. It was an estate sale actually. I went to see it that evening. What's also funny is when I was sitting at the table talking to the sellers, there was a realtors card along with a letter that had been mailed to them from this realtor saying "If you would like to sell your house call me" etc, so I was afraid they would list it instead, but I made an offer anyways. So they were asking 87,000 and I offered 51,000 because that's where I felt I needed to be, and this house did need work. They declined, and I left. The next day, they called me and asked if I could come back with a contract because they were thinking of taking my offer! So of course I went back that evening, and we talked for a while, and I left with a signed contract for 51,000!! I was hoping to sell it for 59,000 (ARV was around 115,000) however I sold it in 24 hours to a first time buyer of mine for 56,000 and a straight 5,000 assignment fee!
This is so amazing to me that this can be done. This was a FREE lead, and I had probably 3 hours in this deal. I didnt even show the buyer the property because it was vacant so I had a lockbox on the door and he went on his own to see it, how cool is that?!
I know I'm not at Michael Mangham's level yet, but that's my goal!! LOL...Michael did tell me a while back when I was getting frustrated, to keep at it and that a deal would "fall into my lap", and once again, it happened! I want to thank Dean as I always do after closing a deal, because without his constant motivational videos and his "30 Days To Real Estate Cash" book, I would have never even done my first deal, and that's a scary thought...thanks for taking the time to read this, and to all of you newbies, please, TAKE ACTION, even if you are not 100% sure what the next step is. If you wait until you know it all, you will never start, trust me, I know from experience! And to all the others on this site who are out there grinding at this on a daily basis, keep it up! I search craigslist daily looking for buyers and sellers. I would say I built about 50% of my buyers from craigslist and got many solid leads from it too. I would recommend anyone starting out in this business to work craigslist daily. Great job!!

Congrats to you! Hopefully, I'll have my second deal closed in under 30 days:) It's true you have to take Action and don't be tied to the end result by being rigid. Look to help people out of a bad situation and it will become a Win-Win for all parties involved.

Been really on info.overload,last time I took ACTION was spring of 2013...deal or deals did not materialize so I went back into the INFO.BUNKER... LOL needless to say been hunkered down long enough..TAKEN ACTION!! Thank You So Much!!!!

i am stoked man. that is fantastic. it makes me so happy to read these success stories. it does us all good to see everyone on here doing it. i've gotten buyers off of craigslist also. but backpage works better for my area. so to everyone if cl doesn't seem to have your city listed try one of the other ones.
