every deal is a story in itself !! what do i mean ? well by telling or explaining everything from start to finish on a deal would or could be a book on its own .....there is also a need to cut right to the chase and give the lessons learned.
this deal of selling my duplex started by listing it with a realtor.Now the realtor i listed with was not a go getter and only showed the property twice in 6 months and this is why I was doing my own marketing.sooooo
lesson # 1- the IMPORTANCE of finding and working with an "A" player investor friendly agent !!! just like Dean and Matt specifically explain in 30 days to cash on page 33.actually Matt TELLS ALL about it on this page !!
ps:i DID find a GREAT realtor/agent that i listed with next and HE found me a buyer within 2 mnths of listing thanks JUSTIN SIMPSON of northern adirondack realty !!
lesson #2-marketing,marketing,marketing is VERY important such as business cards,bandit signs,minny bandit signs on bulletin boards,and word of mouth to the WORLD that you have a property for sale ....WHY ?? because you are building a LIST of buyers and sellers for the next deal with all of your efforts also !!
lesson #3-be ready to fix anything that an inspection uncovers to make the deal go smooth and efficiently and most important to me ....QUICKLY ...so you can get to the next deal soon !!! make the new owner VERY happy and show them you are an "A" player that GETS THINGS DONE QUICKLY !!
lesson #4-be keenly aware of the lease if you had one , in relation to your tenants,by this i mean have all the info ready for your attorney such as what the deposits were for each unit if multiple and what the security was and first month rent and any fees or taxes that need to be transfered or paid.the more info you have organized IN A FILE with the property name and address.....the QUICKER/SMOOTHER the transaction will go for you and the attorney.
lesson #5-have the fuel if any in tank sticked or measured when transfering so you can get a refund if available.get ALL INFO AND FACTS straight and documented before closing to make good transition.
and DO NOT BE AFRAID to go over line by line and add the numbers because attorny'$ ARE HUMAN they can and DO make mistakes with the numbers .....i have found them
take these lessons and double them and this is what i learn EVERY deal because each one is unique just like we are !!!!
go make a deal happen and start learning this game because it can TRANSFORM your financial future !!!!!!
