I cannot believe the momentum building in this month and only a few weeks to the edge !!!
I have to start out by saying this involves my first deal that I completed after joining deans success academy in 2009. You can read my journal at http://www.deangraziosi.com/real-estate-forums/investing-journals/20063/...
To catch up on when , how and details of that interesting first deal that pd off the property in just weeks of locking it up.
Back to this crazy unbelievable secret ( LLC) listen,learn,control- that is also in the student secrets revealed book by Dean Graziosi and allowed me to help not one but two families own the "American dream"
I will start from the beginning.... Back in 2009 I attained my first "deal" after reading and studying like a madman night and day on Dg.com. I immediately marketed on craigslist as learned. I began building my buyers list and captured a land contract buyer that stated they had the down payment I had advertised I needed. They also could swing the Pymnt per month. Well after meeting and showing the property ( not to mention getting caught by the owner because we hadn't closed yet ) and (not including this clause in my contract with seller:) ........... My prospect buyers says she does not have the 5 k I need for down Pymnt !! What????? So I LISTENED to what she had to say, I asked her what if anything she had to trade or give for a down Pymnt. We'll I ended up getting a manufactured home for a down Pymnt and sold it quickly and pd the house off with cash to spare. Sooo this helped one family get a great deal now....... I land contracted this house to two ladies and they pd on it for some time and then defaulted !! I had two choices. 1- I could take the house back or I could LISTEN to their problem and over deliver a solution. I showed them how THEY could sandwich or land contract it to someone else and not default to lose it and also help another family and make $$ to boot !!!! Ok stay with me here because this is just mind boggling how you can be so creative and make killer $$ and gain massive experience too. Ok so the NEW l/c buyer now pays me directly as part of the l/ c signed with my original buyer. I also get a copy of this and I have to agree to let this happen and I do only if the payments double to bring me up to where the original buyer has me pd in full per our original contract.
They finally get me pd with interest of course and me LISTENING ( LLC) - listen, learn , control ...... To them every step of the way. Well now it's Paid as far as my original contract with my original buyer but their is still 16 k owed to my original buyer because she sold for higher than what she owed me........ As I taught her too Smiling.
Ok if your still with me awesome it gets better. I hope I am explaining it clear enough because this really amazes me that I learned this tangled web that's woven Smiling)
Anyway let me say my original buyer is buyer A. Her buyer is buyer B
BUYER B want badly to find the $$ to pay off my original buyer "A" so I help her find the funds to pay her off. What happens?? She buys a DIFFERENT HOUSE that is bigger so her ailing dad can live with them ???? Soooooo I LISTEN Again and she wants to land contract to ANOTHER BUYER????? to get out from under her debt ........ Hint because she learned this from me:). ... And one important aspect is the contract between a and b never got completed and signed by all and recorded....... Oh no !!!!! I have created monsters!! I did not know this until I asked for the amortization proof from "b" so I could transfer deed. Anyway the attorney used is going bananas and finally buyer A says no - she will not let buyer b enter into another contract with another buyer !!so now I am going to have to transfer deed to buyer A because IT is pd in full . but remember buyer b still owes a 16 k !!!!
After Listening and administering the LLC secret I offered buyer a 10 k and am giving buyer b 5 k because I over deliver!!! And most importantly she found ME a land contract buyer for 3 k down $600 per month for 40 k !!!!!!! And the house STAYS in my name , buyer a gets 10 k negotiated by me because she was going to lose the 16 k. Gets rid of her headache and buyer b doesn't lose all of her investment and I get the house back for 10 k and also get to make a huge profit and the best is now ANOTHER family gets this home I call my golden egg !!!! My "success academy" golden egg !!!!!!

That is awesome. So you bought a property, sold it on land contract with a mobile for down payment, sold the mobile home and paid off the house. Then got ALL your money with interest from the land contract, bought it back for 15k and now you have another buyer buying it for a whole other round! Awesome. All because you were willing to work with them at the very beginning. Love it!

It was all negotiated by text message in one night and the next day the attorney said he could make it all happen. Yesterday I got a NONREFUNDABLE down payment from the new buyer before I proceeded. So now I will only have 12 k to dish out for a 40 k contract plus the 8/% interest Smiling). I love this strategy !!!!

YESSS Makeba kinks everywhere :)

There have been massive kinks that have not been mentioned and that is what has given me
Massive confidence to push on to do many more of these. You know the listening part is the most important. We cannot solve a problem if we don't know all the problems. Once we know the problem the solution is in store for them if we strive to overdeliver !!! There has been soooo many kinks that I haven't mentioned in this deal but they are all being worked out. I make it a goal and challenge to bust through them all Smiling)

Absolutely !! It is soooo much fun to be able to structure , negotiate and master a deal to make it great for everyone involved. It it amazing that all the pieces fit like a puzzle fatter to master on strategy and just rinse and repeat. Yes as you say Jim , our heart mind and creativity is valuable in in this real estate business!! People buy people and when we use our talents and strengths through our heart and mind we seem to share a rapport that connects and thus let's transactions FLOW !!! GET CREATIVE

Hi Jay,

You are one creative guy. I encourage everyone to get creative with the deals if you can't then find people who do what you want to do and learn from them. Jay your example is great. I personally would not have thought of doing that. This is the best thing about real estate, there are so many ways to make money, learn the fundamentals and expand your business from there.

I love those kind of deals as well. Pulling out your creative juices really makes investing fun. I love the fact that we can problem solve so much in this business.

If the seller is willing to sell the property with a creative solution, I really believe there is a solution for every seller out there, it is up to you to create it.

i've put together similar deals, I traded a car title one time for a mobile home title. It was an awesome deal, everyone won and I made $3400 on the deal.
