OfflineThis deal came through a bandit sign back in June. My partner and I ended up buying the deal at $151,500 (including closing costs) and were going to rehab it. However it needed about $78,000 in repairs. We're looking to wholesale in another market and want to dominate the Denver market so marketing money seems better now.
We ended up having a friend list the property and got an all cash offer, no inspection, close within two weeks for $230,500.00 $500.00 above asking price! lol ARV was $380,000.00 would of been more if it wasn't on a busy street.
Couldn't believe it. Next thing you know the buyer is asking for an addendum to assign the property. We said no problem and found out he was wholesaling it to another buyer for $240,000.00!! This was a screaming deal and we did no repairs to it.
Just shows you how powerful bandit signs are when you put them out right and KEEP them out!

Like Keith mentioned above, I too remember when you use to post about how hard it was to get deals and now look at you. Nothing great comes without some type of struggle. Keep up the good work

One of the best decisions I've made was dropping friends or people that held me back. I stopped talking to quite a few friends and made new ones in real estate who had the same mindset. Huge difference. Who wants to hang around broke people all day?

Bandit signs are awesome! Even if you don't get a lot of calls the people that do call are very motivated. Aren't you currently doing deals?
