I wanted to say Hi and post my latest deal for everyone and so the newbies who haven't done a deal yet can see that this works!
I just closed my biggest assignment deal 2 days ago. I walked out of the title company with a check for $10,000!!! And it was a FREE lead that I got form CRAIGSLIST!
Here's the story. I saw an ad on C-list for a nice duplex FSBO for 40K. I called and talked to the owner, it was an estate property. I talked to him for a few minutes and asked what was the least he'd take and he jumped down to 30k. After running my numbers I knew I could sell it for about 30K, so even though he said the LEAST he would take was 30K, I offered him 20K and he ACCEPTED! I showed it to one of my buyers who loves duplexes and he said it was a "home run" deal for him at 30k and he wanted it. Took 48 days to close because of the lawyer and estate process but everything went smoothly and we closed 2 days ago!
This is my biggest assignment fee to date. I've been saying for a while now that I want to close a 10K deal and finally it happened. Persistence pays off.
I am so grateful for this business and the training that I've received from this site and Dean. I have the 4 weeks to freedom training and the new EDGE course and its just awesome training, but you still do need to be persistent and motivated to take action, or all the training in the world wont matter.

It is amazing how deals start coming your way when you take determined action!
I know you have worked through the questions and road blocks that stop the average JOE(NO PUN INTENDED:))from ever taking action!
Like you said it takes persistence and taking constant action to get your business off the ground. I would add a few things to that list of attributes that successful REI investors must have - Courage, Common Sense, Entrepreneurial Skills, The Ability to Think Outside the Box and the Capability to Change Strategies when the Market Shifts.
Changing strategies as the market changes was what my presentation at the EDGE this year was all about.
Joe, I knew several years ago that you had what it takes! Congratulations!!
