Deal #17 Closed- $3,600 Assignment fee!

Happy Thanksgiving fellow DG'ers...
I wanted to post my recent deal, which is my 17th deal to date. This was a referral given to me by another wholesaler. He had some marketing up in my area for a few months but then decided to move to another county, so when he got this lead he contacted me with the sellers info.

It was basically a ran down vacant house in a pretty good area. It needed complete rehab but was structurally very solid. Soon as I had it under contract I contacted my buyers and had zero interest from all of them. I actually found the buyer on Craigslist. I had my ad posted on there for about 3 weeks and the buyer contacted me asking to see it. Once he saw it he said he'd get back to me. A few days later we spoke and he said he wanted to buy it and it would be his first rehab flip. I never even met the buyer until a few days after we closed the deal when I went back to the property to get my lockbox. I met him there while he had already started the rehabbing. He said he wants to do another as soon as he sells that one so I just added another awesome cash buyer to my network that I never even met prior to that deal! Cool right ?! My assignment fee was $3,600. I also have a deal scheduled to close tomorrow, for $6,000! That will be 3 deals in less than 30 days!!! Total profit of $19,600. That will be deal #18 for me.

I still cant believe I'm doing this. I remember sitting in my room 3 years ago thinking "man if I could just do my first deal", now here I am, on deal #18. I have ZERO EXCUSES, that is why I am SUCCEEDING at this. I'm doing these deals with a full-time job, hobbies and raising a child. NO EXCUSES!
