Hi,

I finished reading Dean's book yesterday. I have 4 deals in the hopper already.

I am currently unemployed due to a work reduction and my severance package will run out in July. So by August I have to make a significant change or it's goodnight Irene. Shocked

So anyway back to the deals I have.

Deal 1 a combo. It's a motivated seller combined with a refinance equity to get cash out to purchase a home that has a renter already in it deal. I will be using the equity in a rental I own in NY state. I have to get financing for it, but yesterday I talked to a mortgage broker who originally told me he couldn't find anyone who would give me a loan on the property because of the current lending conditions. I just continued to play it positive and by the end of it he said he'd research his private investors to ask if someone would finance half the money in my rental. This would allow me to buy a home for 50% off the FMV and 20% below the asking price. I totally used what Dean taught me in the book to do all of my negotiations. Laughing out loud (60% chance of success)

Deal 2 is a motivated buyer. This person came to me via a referral from a friend who knows I'm taking my real estate exam soon. Her brother is moving to this area and she wanted to know if I can find him anything prior to being licensed and I told her absolutely. Smiling I plan to get him in a lease to purchase using Dean's techniques in his book "Profit From Real Estate Right NOW!", but I may just use my mortgage broker to pre-qualify him and see if I can just get him in a home (another book idea). (70% chance for success)

Deal 3 is combo. She is a former co-worker. I plan on helping her refinance her home so we can turn her home into a rental. Then we'll find her a renter who can move in after we sell her place (she doesn't want to sell). Then I plan on helping her find a place in an area she wants to move 30% below FMV. I explained to her as Dean told us. I told her upfront I planned on making 10% of the 30% so I'd get her home 20% under the FMV. She said she was fine with that. So we're meeting next week. (75% chance for success)

Deal 4 is a motivated seller. This person is looking to get from under a home that he no longer wants to invest in. I plan on using Dean's ideas in his book "Profit From Real Estate Right NOW!" by putting someone in the home who will be a lease to purchase tenant and buy it from him that way. I also plan on using the seller as a future partner in investments later. (75-80% chance for success)

Dean is right. It's all about Action. I have been through self-help, no money down, equity participation deals (now known as lease to purchase), and anything else you can imagine for more than a decade. NEVER have I read a book so spot on as Dean's. It serves as a motivational book for sure. It definitely shows he's sharpening his skills on Marketing his services, but he totally pairs that up with his unmatched integrity as he exposes how to make money in real estate in any market.

I am so impressed with everything Dean has put together that I had started working on getting my network together within the day and a half it took me to read his book.

Please do yourself a HUGE favor and read his book, but more than read, get out there and JUST DO IT! There are deals out there. Jim Cramer says, "There's always a bull market out there somewhere!" and Dean says, "There's always money in Real Estate!" Both are correct, now get out and do it. Shoot for the moon because you can hit if you partner, map out your plans, and then execute them to the best of your ability. All the "How to's" are in Dean's book, so there are no real excuses other than motivation over fear. Smiling

Hi Brian,

Thank you so much! Smiling Congrats on getting the reading done. It's a huge milestone to complete. It really doesn't ever get boring and I would always take breaks after reading a chapter to bookmark a link from the book or to listen to the videos that also have links. It made it all even more interesting. God do I love the times we live in (technology-wise especially).

Good luck looking for an agent! Smiling The hardest part of any of this stuff is getting started.

I am wrapping up on Dean's "Right Now" Book by tomorrow but I needed some inspiration. I have called on 4 properties but with no response on my inquiries, so I know I need to continue to call and push forward. I am meeting tomorrow with one owner / investor to look at one of his properties, I have a lot more marketing I need to do!

The thing is, if you remember what Matt said about 25:1 (not biblical) Eye-wink. It takes time and action; you are taking advantage of both as I read it sir. Just keep on calling. I think what makes the difference between those of us who keep pounding the rock and those who just buy this book expecting things to happen with out both success and setbacks are we don't quit when adversity hits.

You must keep on moving. Even if it's just a call a day. Even if it's a call a month. Just don't quit on your dream to be who you want to be. Write down your goals, plan them out, do what Dean says in his book and he's right, you will succeed.

also looking for agent

I am also new to this and have read 2 of Deans books. I have started my search for real estate agent. I sent out emails this morning to several in my area letting them know what type agent I am looking for and what type properties I am looking for. I hope to start getting back responces soon.

I also have started looking for buyers. This is the area I am not sure how to go about finding them. I went on craigslist but I am not sure just how to advertise for a buyer/investor. I looked under real estate but didn't see how you advertise for buyer/investors.


Way To Go Super Nova !!!

I have been waiting for almost 2 months now for my books from Dean, but that is because I had setup a shipping address to my PO Box which had expired and was returned to it's origin and now they are shipping the books back out to my address.

However, I have been keeping up with this and others of Dean's forums to keep me motiviated on investing in Real Estate. You're absolutley right, when attempting to succeed in life/business, you have to face your fears and confront them, if you get knocked down, get up and do it again.

I have a great friend that I had gone to school with that is currently a Real Estate again that is as successful as ever and I'm going to ask him to become my
Real Estate agent for placing offers and closing on deals. I have some investors in mind that I am going to get involved with the deals and hopfully will continue from that point on to becoming as successful as Dean.

Florida Investors--got a hot property for you

Fla investors , this property is in Bradenton. 3 br/2bath villa in Lakeside south subdivision. FMV $135000, offers have been turned down for less than $70000. Needs maybe $10000 in updating. Just looking for a birddog fee of $500 if interested. Don't know how long this will last.

Barely Getting Started

Hi, I am just now getting started with Dean's book and am already pretty excited. However, I am also quite anxious about this entire thing. Like many, I have no money, bad credit and basically starting all over at the age of 43. I keep telling myself that I "literally" have nothing to lose so there is no reason to fear. Just trying to still figure all of this stuff out. Any encouragement would be appreciated. Thanks
