We are indeed thankful for the congrats. I have to say something here. We all can do this, it just takes developing a strategy. Will this journey be on an individual basis or as a team. Remember, it matters when that extra pair of eyes are needed that could make or break a deal. If you do not believe me, ask Rina, Jan, Joe, Marc, Jeremy and many others who have done it before us. Thanks for your generous comments. We are doing this for ourselves and out sons. It is important to lay foundation for your children to build on. This is my first contribution to this web site. I am starting a new career as an investor after 27 years in Corrections. I have to tell you that reading about the success you guys have achieved has been inspiring to me. Just starting out in this business has been a bit intimidating. I started the Success Academy last month and have learned so much. It has been a bit overwhelming at times. But as long as I keep moving forward I am sure I will achieve my goals. I've got a pretty motivated seller down in North Carolina. I've negotiated his asking price of $25,000 down to $15,000 and now I've got him open for a lease option. My problem is that I don't know how to go about a lease option. O my question is where would I go from here as far as negotiating the terms of the lease?

No, I don't intend to move there, just want to sub-lease it out and get some positive cashflow started.

To do a lease option, you would have to take possession of the property in order for you to recieve the cash flow. Will the seller be holding the mortgage?

I just read your Post, will you tell me what state you live in that you can get a house that cheap. Here in Wisconsin realestate is so OUTRAGEOUSLY HIGH AN PROPERTY TAX GOING UP 10% NEXT YEAR. Where do you live? I don't think I want to own here but find and assign it a middleman and buy somewheres else.

We do some of our investments in the New Jersey area as well as out of state in Los Angeles. If properties in your state are pricey, check other states close by or in some cases you may have to search even further elsewhere. God Bless.
