I just recently posted an ad on Craigslist trying to build my buyers list. I had a hit from an investor who would like me to call her to talk about my inventory and some of the types of homes that she is interested in. I currently have no inventory and would like to set up a phone conference with her to discuss what she is looking for and this could result in my first deal. I just need to know what to say to her as I am very nervous and do not want to lose her as a potential customer. I know that I need to be honest with her, but if someone could help coach me on how to go about talking to her in a professional manner that would be wonderful.

When investors respond to our ghost ads we tell them that the property is no longer available. I have been honest and upfront about being new with them. Some of them even took their time to share their knowledge and experience.
Be yourself and be confident. You will have great deals for her.

Lea gave you some good advice about being hoenst about what you currently have available. Most investors are happy if you find deals and bring them to them in the future. So learn from this investor the following:
1. do there have an interest in what specific area
2. what are certain features they may desire (such as a duplex over SFH)
3. what price range
4. percentage price diso****ed compared to FMV. For example thsi investor may want proeprties at 65% of FMV.

Thank you for the advice. I will keep these questions in mind for our phone conversation. I think that so that I am completely prepared is write down list of things that I would like to ask her and then I can record the answers so that I can remember all of her criteria.
