Gearing up!

Well I am getting closer to my first real deal. I have been a fan of REI for years and never had all the puzzle pieces to make sense of everything. I for some reason really started looking at REI in January of this year. In July I saw Dean on TV. He is the most genuine guy I have seen promoting any information or product. Through all my action I actually became a property manager for a couple who moved out of state and have a huge list of potential renters looking for housing in my area, awesome!

Since July I have read the book twice and probably spend about 4 hrs a day doing my homework. In July I put in an offer on a foreclosure. I didn't get that property but.... I have been hard at it since.

Next weekend I will be at an absolute auction to buy a $300,000 home, I hope for around %50 of value. This home is currently rented for $1500/mo with tenants that want to stay another year until they build. I have 2 and possibly a 3rd contract for deed properties lined up to lock up.

Dad is my financier, he believes in me. I am so thankful for that. The plan is to buy the home at auction and refi, pull out equity and move on quickly to almost half a dozen other projects.

Oh yeah, and I live in a town of only 7 - 8,000 people!

Yeah man thanks for the advice! I have a set range to purchase in or below. So hope its bad weather or something, I will be there rain or shine though!!!

And you know I held off on telling my dad about my REI ambition because I thought he would laugh it off. And then when I did tell him, to my surprise, he was really supportive and has been there to do what I need him to do for me on the financing end. Mom and dad dont have alot of money by any means but they have great credit. So I hope we can pull this off!

I'm gonna post a video if I can get this done! That would be so sweet!

Sounds like you've thought it though and done your homework...

I'm a new poster and new to the DG ways... Strange, I've always had a gut feeling about many of these processes but never new how. So, I like to have all my ducks in a row but not over think it....

Again, best of luck to you... can't wait to hear... good or bad result is always a good experience for the next one!!!


Keep Going

Sounds like you are on your way. Just keep going. There isn't any gauntee that thing will really get going in a day or 2 . there is a lot of information and help here on this site. Good luck!

Very excited for you in taking action towards your dreams! And how great is it that your Dad is supporting you. That makes me so happy! My family were in my 'this will never work you're crazy' crowd. UNTIL I completed my first 2 deals that is Smiling Now they all are offering me hard money to get in on it! Best of luck at the auction, and I'm glad to hear you have a set limit...I've attended several and its sooo easy to get caught up in it and go beyond your profitable investment numbers. But you already have that under control! Look forward to following your real estate journey!

Hey it's funny that I just saw you in Dean's weekly blog and I thought oh how interesting it would be to some day get a chance to talk to you about these things! Thanks for the posts and the kind words Laura.

I think you said you had done six deals in the blog right? Did you leave a couple out of your updates on your profile. It would be really interesting to hear more about those experiences you have had. I haven't read your journal yet so I bet alot of that is probably in there though.

Well hey, it would be really neat to talk to you some time maybe on the phone or meet you at an event. I would enjoy hearing more details about your experience in all this!

Good luck at the auction! Sounds like you are motivated to dig in to REI. Motivation is the key that starts the REI engine! Then once it is started.... look out!

No Smiling they are all in there- (actually there is 7 now
2 flips, land investment in maine, 3 rental income properties (still to close on two of these in the next few weeks!)and now possible flip deal with Richie in NY

Bout to finish my first book; then Ready to begin

I just received my first book from Dean on Saturday 14th , "Profit from Real Estate RIGHT NOW." While I have a full time job as an accountant which pays well, I have not been able to put the book down let alone sleep at night. With each turn of the page I become more and more excited about trying Dean's, and Matt's and every other person within the book's strategies that have succeeded. I truly believe in the quality of the strategies shown and to my benefit have to date never failed at anything I put my mind too. By tomorrow or Wednesday I will be implementing most if not all the strategies including but not limited to "robotic" voice mails to searhing for the RIGHT real estate agent, etc. I know I am a bit late to the party, but the fun has truly just begun. I wish the best to eveyone else. Hopefully I can achieve the same success that some of you have already and will in the future. Also, in closing did I mention I'm only 22.

Hey everybody,

I just wanted to say thanks for all the posts! It's great to have some cheerleaders to back you up. Today I just drew up the first contract on deal #1 and it should be in the books by December 7th - how historic is that???? Pearl Harbor Day! Will be the day the I hit REI like a bomb shell!

(Just to take a moment, with Veterans Day passed and Pearl Harbor Day approaching, I along with my brother, an uncle, and a grandfather are all veterans of the US military. I want all military people and their families to know that we remember what the cost is because we have lived that life and we pray for all military personel this holiday season!)

No problem, good luck to you. I am also a former member of the armed services. I served during a time when it wasn't so popular to be in uniform. I served for 8 years 4 months 3 weeks and 1 day. Just like it was yesterday. My hat is off to you and you family for their service....Jan

Following both your threads Smiling Hope you get that contract locked up on your first deal! And a big thanks to you and everyone else in our military. My son is a S.E.R.E. specialist (survival trainer) for the Air Force, and absolutely loves his job. Its hard for me as a Mom but I'm very proud of him and of all of you who have the courage and heart to serve and protect us all.
It will be a great celebration when you lock up your deal!! No better feeling! Hope you had a wonderful and blessed Thanksgiving.
