OfflineDeal #1. I’ve been hitting auctions lately because there are a lot of homes going to auction here. Finally it has happened. This is a 3/1 with 1car attached and fireplace. Gorgeous yard. Total View Research tool puts it about 81,000. I got it for 53,000 The taxes are 77,000 so that’s got to be pretty close with Total view. Plus I look at what has sold in the area and I’m able to get pretty close to comps. I’m sure I’ll have to get it appraised when I go to get a mortgage on it so this will tell me how I’m doing on comping on my own.
It’s been lived in by the same couple for 38 yrs and it’s in immaculate condition. I only need to refinish the bedroom floors and shampoo the carpet. That’s it. Except for a chimney cap needs put back on.

Great to hear that you have succeeded!! I am working on my first deal with a sandwich lease as of right now.. I am excited and scared of course. I don't have any money nor credit anymore.. IE two divorces and bankruptcy's. But, I am not going to let that stop me.. I have been searching and placing ads and bandit signs, which by the way work! I have had 3 calls in two days and don't have a house to put them in yet, But I will find something.. I have found I think 1, but have two more that want to lease with option.. Were in the same time frame, we have put in 3 offers to have to give them up due to inspections or funding. Were working on another offer at this time, and it has been a whole year. Kim I feel ya on that. Sometimes you think this is never going to happen and then it does. I didn't even have this one at first. I was out bid by another couple so I'm on my way home and I get a call. The first couple couldn't agree with each other so they walked away from the deal. Now I'm told (by the auctioneer) some auction companies will plant someone in there to rev up the price then the auctioneer calls the last person bidding to tell you, "you got the deal if your still interested". But I really don't think this company works that way. I've been following them around for a couple of months now and they're a top notch very reputable company.
