We run into this request alot. Its is a sad situation for sure. Most of the time the best we can do is prevent a foreclosure by purchasing their house if they have equity or don't have a large amount of back payments and fees. If they have enough equity we always try to get them some cash at closing.
We never buy and then rent it back to the home owner, never! If they were behind in the first place how can they afford to keep paying monthly payments that may be more than what they were paying? This is just the sad reality of what happens. More than likely they need to get into something at a lower monthly payment.
I hope you are able to help these people get the house sold and a fresh start for the family. 12 days is not much time!
