I have found a house for $24,000, the
S.E.V. is $46,000 and is estimated at $95,000. i have no money for a down payment & very bad credit. I'm asking for help on how to word my email to the real estate dealer. i'm looking to rent it out with a lease option or sell it to an investor. the real estate dealer lives about 200 hundred miles away and from what i can tell, the home belonged to an elderly women who recently passed, and the home was passes down to family. the family is obviously also 200 miles away and just looking to get rid of it. i would like help writting the email and maybe advice on what to do with the house. thank you

Real Estate Dealer- Are you referring to a real estate agent? Most of the time, at that price, considering the percentage an agent will be getting out of the 24k asking price and the distance from were he lives, the agent might give in to what you're going to offer. Try asking the agent if the owner will consider a Lease Option and you can do a Sandwich Lease Option (you and seller/ you and your buyer). Do you have a buyer that would be interested in the property? If you do then you can do this.
You want to make sure you get comps for the property, estimated repair costs, and rental rates. That way when presenting this deal to your buyers you will have the information they will need to decide.
Ask your buyer to provide you a proof of funds letter to use with the realtor. Do not tell him the address until you have it under contract.
All you need to do is submit an offer on the home, but first you will need to find out if you have buyers that would be interested in that home.
Now to get it under contract you will have to submit an offer on the property. Make sure you have long enough for the inspection period, you have stated int he contract that it is subject to partners approval, and that you have and or assigns in there. You want to make the closing 30days or more. If they ask for proof of funds then just get a blanket letter from dohardmoney.com that will serve as a proof of funds until further needed. This is only to submit an offer though. It is not official until it is accepted.

have the people who ask most of these questions actually read the entire book or just skimmed through them???
I ask because for the longest people come on here, say they've read the book, and then ask the most basic of questions that if the entire book(s) were read, should have at least the minimum understanding of
It just seems like the questions on here become redundant and there is more than enough forums on her to answer these baisc questions. Sometimes I think people ask to fill up space or just want to belong

I think they ask because it is easier to depend on some one supplying the answers for them rather that stepping out of their comfort zone and taking the time and effort to learn these things for themselves.
I know the DG site is all about helping one another but please, make the effort to learn yourself, the info is already here and in Dean's books. The DG family will always help. If I see a question on assignments again I might scream!

When people ask questions regarding after they present offer and things regarding due diligence at that point I know they read.

It would be nice if it would be a requirement to fill in more information on the profile section. Often, I go to look where the person is from to offer some advice that is state specific but nothing is listed. I always feel that if the DGer can't do the minimum work here, they really don't have a chance to complete the paperwork in the real world.JMHO.
