Staying Persistent

Hello DGers,
I wanted to just give everyone a little added fuel who may be losing steam as the year closes. When I went to visit Atlanta for the latest deal that I closed, I took a different route than I normally do to get to the property. Because I did, I stumbled across three properties that were for sale, so when I got back to my home office, I natually called on each of them.

One property was sent back to the lender because they were going to auction the property. The second property was a solid lead and I currently have it under contract. But property three is where the magic happened.

I noticed that the area code was not a Atlanta area code, so I called and inquired about the property. She gave me the specifics and it sounded like a good solid deal for what I am doing down there currently. Then I asked one simple question, do you have any other properties that you are looking to sell? The flood gates opened. She had properties in Columbus Ohio, Evansville Indiana, St. Louis Missouri, as well as Atlanta Ga. I had a buyer in mind for the St. Louis property that was already rented and cashflowing every month. They closed the deal and I got paid two thousand dollars for just asking one question. Not to mention that I have one property under contract plus another that I am awaiting the response to the offer.

So just remember as you do your daily task that deals will jump out from all over the place if you just stay persistent in your real estate business.

that's wright if u don't know ask,thats all it takes ask?you'll get a answer it might not be the one ur lookin for but at lease u got one.i ask a guy the same thing and he told me he had 200 properties hope i can get some,if not all from him.JUST ASK THAT IT.

You are exactly right

Asking people questions in a knowledgeable manner allows a conversation to be about solving problems. Investors need to remember that being a RE investor is about people, not properties. Great job Jeremy, it sounds like you hit a home run!!

One property was a FSBO the other two were owned by a partnership. They wanted the properties off their books, so they wanted to do 750 down and 416 per month for 18 months, but I countered with 500 down and 360 per month for 24 months. One of the two properties only had about two thousand worth of work, but the other was in ugly shape, my contractor said that we would have to tear that down. I'm not into that.
