I've been trying to get started on the bird dog side of things to begin to build my foundation in this business, and the properties that I've found so far are abandoned and or burnouts. On some of these properties I've located the home owners new address through the local appraisers site but have not been able to make contact what do I do next in this situation?

Are there lock boxes on any of these houses or are they just totally unattended?
Usually, if they have a lock box(and no for sale sign) they are unlisted bank owned properties. Or, some one has already purchased it. Usually at the auction.
The city will have records of burned out properties and who the last owner was at the time of the fire.
Have you sent mailers to the owners new addresses?
When no contact can be made, move on to something else and do so quickly.
On these burnouts, why would an investor want them? Can they get it cheap enough to tear down and rebuild and still make money. Are houses selling around the area you are looking at. Is it a nice, entry level family area?

Burn outs in the Tampa area are not worth it, there are plenty of houses in that area you can bird dog or lock up & assign to an investor. Find some great deals & we will take them & pay you ! Thanks, Gary
Hey Mr. Gary what all do you need me to send to you when I find these homes? Because some of the ones I have already I have addresses, pics, and owners name, I just have not made any contact with the owners. That's where I'm stuck at currently.
Most of the ones I've seen do not have lock boxes and they are still listed in the home owners name.
I have not sent out any mailers as of yet.
As far as the burnouts I thought those where an investors dream if they can be bought fairly cheap and then rehabbed for a profit. I'm not sure about the sales in those areas and the neighborhoods are older established areas not in the hood.
Mail letters to property owners. You should also try to search for the owners
phone#. You can search through 411.com. You can also reverse search the current owners address for a phone #. This should get you going for sure!
To get something you've NEVER HAD
DO something you've NEVER DONE.
You can check the property appraiser's & county clerk's website for those properties. This way you can determine if they're in pre-foreclosure, when purchased, for how much, size of house, beds/baths, amount of mortgage, and if there's any equity in them. This way it can determine the type of strategy to be taken; wholesale, fix & flip, or sandwich lease option.
