Update from 2 North Coasts...

Seattle and Cleveland, that is - my 2 "North Coast" markets. I promised at the Edge to let you all know what happened to the rehab Sherri Carlson coached me on. Well, it did take awhile - 4 months on the market, and in retrospect, that's not so bad in today's economy. We started the listing at 337K, too high, lowered it to 329K, still it sat there. I kept hearing Matt Larsen say "a house overpriced by 5% will not sell - and when it does, it will sell for less than you would have gotten had you priced it right to begin with!" Ugh! So marked it down to 299K. Within 3 days, I had 3 offers over asking price! Two at 310K and one at 315K. All preapproved and not asking for closing costs - yahoo! Took the 315k of course, have passed the inspection (had to do a couple little fixes) and passed the appraisal - so we will close by 10-31 and make somewhere between $20-30K on the deal. It's been a painful learning one - but success lies at the end of this tunnel!
Now in Cleveland, we are up to 6 houses. One rented, 4 nearly ready for tenants and one closing by 11-4 AND this is the BIG HAPPY NEWS - the last deal I have a private money investor!!!! (Previous ones purchased with self-directed IRA funds) Ya Baby - the skies the limit. I can also purchase one with the profit from my last Seattle deal now and then do a no-season refi. There are already 3 more in my scopes. I'm getting an easy 20% ROI and positive net cash flow of no less than $600 per house, on a double home, about $900.
After the Edge I set the goal of having 10 houses in Cleveland within a year, 12 every year after that. I'm proud to say I am on track to achieve this - amazing.
