Contractor Questions

Hello

What are some great questions to ask a general contractor?

Thank you

You need to be sure to get several references from other projects he worked on.
Was he there on time, did they get it done when they were supposed to. Did he get permits. What is the quality of the work. Actually there are many questions to ask.
Look online under what to ask.
I have done my first project manager on a rehab for an investor I met a few months ago.
I am now thinking of getting my general contractors license, because it would make things easier in getting the permits needed and when I hire sub contractors.
My new partner was so happy with the job, he wants me to do more with him.
But you need to not just hire someone off the internet, check out things about them and those who have worked with him/her.
I know there is a place online, that gives you good info on picking out your contractor.
But do you due diligence before you are signing anything with anyone.
And be sure to get your lien waivers when each one is done.

Contractor Answers

Here are some questions you might want to ask a contractor:

1. Are the licensed by the state?
2. What is the license number?
3. Are they willing to accept bonuses and penalties for work that is
completed on time or delayed by their actions? (Try this. It works.)
4. Are they looking for large payments before the work begins? If so,this
could be a sign of problems to come.
5. What is your "gut" telling you as you walk the property with the
contractor?

Best of luck in your investing. This list is not all inclusive, but it will get you started.
