Contuing showing rental unit until you get signed lease and deposit

I found that sometimes you have several showings on a rental unit and a prospective tenant on Monday stated I want it, but I can not sign the lease until Friday because that is when I get paid. If this is the case, make sure you continue to show the unit and take contact information for interested other prospective tenants. Sometimes a prospective tenant will find a place and they delay sigining the lease. They will continue to look at other places to see if they can find something "better or less expensive." If this happens and you do not get the unit rented, your vacancy rate has just increased which will be a hit to the bottom line of cash flow and profitability for the rental unit. Thus, always ensure you have a good list of prospective tenants and this should help with your occupancy rate for each unit. I hope this helps. Good luck with your rentals. Believe and Achieve! Thanks

I have been looking at all of you statements about rentals because i just might try to buy the house I am getting on contract. I just can't find the funds. I have no money and no credit. But I still want know all about renting. Because I might just re assign this house to one of my buyers and make a quick buck.... That way I will have the money to put on a down payment atleast to buy my next house.... But thank you for all you informal post about renting and really everything else!

Robasciotti,

Thanks for the comments. It is good to gather as much knowledge about real estate topics as you can and then you will be better prepared when the opportunity presents itself. When looking at a deal you can often determine what is your exit startegy such as assigning, renting or fixing and flipping. Good luck with your current assigning deal and future deals. Believe and Achieve! Smiling - Joe
