Realtor Commission???

Realtor Commission???

Good Evening,

After two weeks of talking with realtors...we finally have a face to face meeting tomorrow with a realtor who seems very promising...one who is also an active investor. I will ask her this question tomorrow, but want to be somewhat prepared.

Here's where I'm confused:

For example, if an offer is accepted by a seller (who does not have their property listed with an agent) how does MY agent get paid. I'm assuming I will pay her...but how much etc??? Is there a typical percentage 3%-6%???

how are you getting the lead?

If the property is not listed, no agent is needed. (ex: person called you off your bandit sign, etc.)

Of course if you're working off of expired listing then you better cut your agent in - LOL

Can always bring her in on any deal.

Thanks...It's clear now that in that scenario an agent is not necessary; however, IF I did decide to bring my agent in to handle the offer etc...due to my inexperience at this point...how would I "take care" of her...pay them?

Just have her included in the close. (keeping everything transparent and above the table). Having her listed as either: commissions, consultant, pro fee, etc. on the HUD. She'll know (& attorney) will know how it's kosher to list on the HUD in your state and the REAgent Police - LOL.

Mine has been listed as standard "commission" because he was representing me (buyer) in the transaction.

All monies are negotiable (% or fees)

LLC

Should I open A LLC when doing a reassignment of houses? If so is there a something other than the articles of incorporation that I should add to that paperwork?


LLC

From what I hear from our experts, when starting you do not need an LLC. Just start as single proprietorship/individual then when your business grows and you are doing volume, and you have the huge income, you can always get your LLC.

When doing assignments there is no need to have an LLC. Nothing ever goes into your name. An LLC is protecting your assets. In this case, you have none to protect. Does that make sense?

Realtors

Used them very little, more money for me in the end. I have fellow investors who never use realtors at all. Have found they are only interested in advancing there own interest only. Dont use very much at all, You dont really need them to buy and sell property.

Similar question for co-wholesaling

I have a similar question: If you're working with another wholesaler who found the deal, and you ask your agent to run the comps and find out quick info on the prop, how much would you expect to pay her? My cash buyer probably has his own agent or doesn't plan to use one. I'm thinking the max $500 because literally she didn't do much for this particular deal, although she's been very helpful looking for deals.

What are your thoughts?
