OfflineWell guys, I just made a decision to try to get and $1,500 or lose the deal. Since I usually opt to risk-- I think I love the hunt and adventure, it was odd that I opted to take the money and run.
Here in Vegas, we have a fair number of "dogs" on the market and as luck will have it most of buy/hold investors look in that arena.
Here's the deal:
1,000 sf 3X2 in a borderline, but non- violent area
Wholesale comp is $38,000
ARV $50,000
It's a Hot Mess, has a pool, cabinets have been stolen, copper is probably gone too.
My buyer REALLY wanted it at $31,000.
I have a final counter from the bank at $34,000.
My buyer said he would take it at $34 to keep our relationship good---- (he wants to buy 25/month) and he would give me $2,000.
I went back to the asset manager and he is not known for playing well, so I opted not to lose the deal and take the $2,000! It's another deal and $2,000 I didn't have before. YEAH!

Good job. I will take a $2,000 deal all day long. I say never limit yourself to some hard number related to how much you HAVE to make to do a deal. Another one closed, higher credibility, more connections, more real word experience! That is worth doing the deal in itself.

I'm working a potential deal for a similar profit and originally i was hoping i could get more but hey $2000 is for the amount of work involved isn't that bad hope you kill it on the next one

Unfortunately, I won't get to be there this year. I am bummed at the timing.

there is no such thing as a small deal - a deal is a deal! 2K is more than a lot of people can make at a job... in a whole month!

Hmmmm, $2,000 X 50 = $100K (I left out 2 weeks for a vacation like Karen's to Italy!)

I've heard from Jayme; she hasn't been able to do as much as she would like, but she's working on it. The Synergy group has been in touch a few times, but I don't really know how they're doing; lots of calling contacts and probably deals.

To make $2k in a month, you would have to bring home $13/hr. at least. If it were for a whole days work, that's $250 an hour. The only other place you could make that kinda money, is if you were a lawyer. Wow, way to go, Tina!

You are so right! I was feeling meek in contrast to the big and bigger deals I see here.
But, I usually don't tour the houses, I have the calculating down to a system, I have the e-signing down to 1.75 minutes per offer and I only had to make one text and write about 4 emails between the buying and selling of this.
I WILL have to make a trip down to the recorder's office, but I don't even have to p/u a check-- it will be wired. And my realtor will deliver the key to the buyer's office!
So now that you mentioned it-- shizah! That's at least $2,000 p/h. Just gotta do the DG multiplier on it! My average was at $3,400 per deal. It's dropped to $3,100 per, but I'm up to $4,750/mo!
And so thankful.
