OK now deal #5 closed for real 3k!

So previous deal #5 that I assigned & that I posted on here fell out! The buyers backed out, soooo FINALLY this turn key package I referred to another wholesaler 2 months ago or so closed & I made 3k. So this is deal #5 actually My fee was supposed to be a lot more originally.

But after thinking about it 3k is fair since I did just bird dog it to him and he did all the work & put it under contract & took all the risk, he had 23k in to the deal with renovations to some of the front of the hm's & emd of 5k. if I had 3 hrs in to the deal it would be too much time, so 1k an hr is not bad I will take that any day of the week. And he had to lower the price big time to finally sell it.

He didn't tell me what he sold it for & I didn't ask just glad to get something, he was about to lose the deal because he couldn't wholesale it probably the price was too high.

This taught me a valuable lesson though, next time develop my own strong buyers list & put it under contract myself!!! we could have made a really nice wholesale fee, me & the other wholesaler who brought me the deal-damn!.

The lady who brought me the deal saw my Craigslist ads for wholesale deals I had already wholesaled -I used them as ghost ads to attract more buyers-so that really does work, it got me 3k!.

She had been working on her first deal & now she has it, we each got 3k. Currently I am in Mex right now because of my wife being sick & havn't been really able to work since I am taking care of her but this news is sooo good, it is awesome! Ok so on to deal #6!
