Is the only way to acquire a tax sale through an auction or is there another way to get the property without the potential of it being bid through the roof. Like directly through the county or the owner. I know this may be a dumb question but I know that there are many knowledgeable people here who have gone through this. thanks

Buying over the counter already smells like a dead fish. However, there are exceptions and you would have to be extra cautious in your due dilligence.
Get your title agent to do the paperwork on the research to ensure that there are no "fines" ,not liens, attached to the property. While he/she is doing this do your inspection. If you are not a proficient inspector, hire a professional or get one as part of your team. Sometimes the inspector knows what is happening in the neighborhood and possibly EPA issues. Also speak to the neighbors, check the crime stats and of course your code enforcement department. They may have code violations that may need to be resolved.

Appreciate the heads up. I too am weary about houses that didn't get picked up at auction, but I do know that some auctions don't always have a high attendance which might allow some good ones to slip through. I'll definitely do everything thing you said and had thought of some of that already except for the fines. that is where you may have saved my butt from jumping on something to early. O and what I meant to ask Darrel was how would I come across these certificates. Do I have to contact the state and say that I'm interested? Or could I go down to the court house and get them? I know I get them from the state I was just wondering the process needed to acquire them. Sorry If I wasn't clear. I appreciate you guys helping. hope I can do the same eventually.

Below copies of emails between the title agent and the lawyers representing Fannie Mae on a property deal at 5225 Spring Grove Ave, Jacksonville, FLorida
Visit WWW.COJ.NET and visit the property appraisers office. Also locate the previous owner and do a court search.
Please feel free to contact our Title Agent, David Ubbens at Gibraltar Title Services at (904) 296-3100. Also ask him about the $1.5 million fine attached to the property. Jacksonville has a strategy for leveing fines against properties (all) when an owner does not keep his/her property clean. Min $500 per day. Th e original owner had $1,000 per day fine against him for past 3 years. This property also had easement issues.

The only question I had on the title commitment was Item 10 on Schedule B II, which is an easement that affects a different Lot and Block in the Lewis Highlands subdivision. We request that that exception be removed. The survey has been ordered and I will forward a copy to you as soon as we receive it, along with the Surveyor's invoice and an invoice for our services to be shown as Buyers charges on the final HUD 1.

Try locating the delinquent tax list from your town or county. See who is behind, see if the property fits what you are looking for and send them a letter indicating your interest in purchasing the property. You may have to do some research for their mailing address but you can get that from the tax collector, which is where you can most of the time get the delinquent tax list.

Yes you can and it only cost like $20 to do so . You do that assignment down and the court house and you can charge 2 or 3 hundred $ for filing fee! Or Adminstration fee! And the people at the courthouse do all the work! How cool is that?????????? And Kikat I got one better for you Call the property owners and talk to them directly. I just get my list look up the properties and talk to the owners they are all very nice as long as you are nice to them !!!!!!!!!And I do it all online!!

Yes I have used that site when I first started out in tax sales. And I'm still a member. You can also buy tax certificates from their web-site!I mean $300 a year for as many tax list as you want. Not a bad deal!

My local paper just put out two 24 page sections of places that are up for 2008 taxes. Some are as little as $140 up to $20,000 and more. Of course you don't know if it includes the 2009 taxes and if the property is in foreclosure or not. These listings are in Cook County and go from one end of the city to the other, the best neighborhoods to the bucket-of-blood neighborhoods.
I have never done a deal of any kind and stepping out on a tax deal would be a way to start for me. Seeing all the things I should look out for is giving me second thoughts. I have a realtor friend who I could consult with but I have no idea of where to start with the questions.
I am looking at a property in a decent neighborhood near me and don't know if it's in foreclosure; I know it's a condo as there are others listed at the same address with taxes due as well. I would want to flip the property but how would I make money?
If I could get clear on a direction, I will be at the treasurers office with a money order to purchase the property. The scavenger sale for properties here in Cook County happen in the odd number years. Right now, this is just for 2008 taxes.
The places go up for sale on Sept 1 if the taxes haven't been taken care of. I will have enough saved by that time to move on a low-bill property.

When these tax sales are published in the local papers, I know it is once a year but is it a certain month? Or do different counties publish at different times of the year?
This would be okay if I wanted to watch for these sales for publication by taking both newspapers for the year.
in Texas have tax sales every month to whereas some will have one every two months depending on the size of the county itself. It is also regulated how long before the auction comes up that they have to put an ad in the newspaper and if you are going to one close by check the bulletin board at the court house or county clerks office as they post it there also. I live in Hopkins county texas and at the latest they have one once every two months.

They (counties) try to keep it in the same month every year! So once you find out then you can keep taps on the tax sales! I just sold one of my tax deeds for $4000 that I bought for $650! Not bad but now taking that money and buying 2 more tax liens with a couple of low-income homes!That is whats moving right now!Making it happen!Lost my job about 6 months ago now I think I want to do tax sales full time! I guess I want to be a full time Investor!!
Finally ! Sold for $4000! Yes! Sold one of my properties that I bought at a tax sale for $600!Have about $1500 in it! Not a bad profit! I was going to get another tax lien for a $45000 house!That I only have to wait 1 more year!Then spend the rest!LOL!Man It feels good to finally sell this lot! Have 4 more lots to sell cheap!Feels Good!
