I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.
Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

I love my agent at Chicago Title, but I've recently noticed that their fees are alot higher than some of the smaller companies. For this reason, I am now working with two. I do like working with her because she always does whatever I ask of her, which makes my job alot easier.

I agree with everything that has been said here. Title companies are very reliable and do a lot of the leg work for you. However, all title companies are not created equal. Each one will have their comfort zone of what they know. The key to finding one that will be the best for you is to call more than 1. If you’re not sure where to find them you can look online, the phone book or my personal favorite is ask my realtor for a couple that they are familiar and comfortable with. With the last idea, you have a referring source you can use. No matter what strategy you choose, call more than one. Get their fees and also find out if they are comfortable with assignment deals and double closes. From the information gathered, make a wise and well researched decision. It may take some time upfront, but will save you time in the long run.
