Cash buyers

I am going through my last 90 days cash solds and notice that sec of VA is listed as paying 14,000 for a property. Is this considered a cash sold or is it just that the records are not updated. I guess they do buy from the banks that had the loan???

VA

Those could easily be properties that were bought in bulk, with cash, from the bank. I have an investor friend of mine that will buy VA tapes from a loss mitigation contact he has at a smaller bank in San Diego! He will buy anywhere between 5-50 properties. He is close to Camp Pendleton so there are thousands of VA loans in that area every year.

Not knowing your entire situation, I'd either call the listing agent directly or have your REALTOR contact them to find out the situation.

Cash? Solds

Hi, I am new here and sorry to post my question on your stream but I have been searching endlessly how to start a new thread, unsuccessfully. My question is regarding the cash buyer's or cash Solds lists. I finally found a realtor to send me some listings. Thanks God! The listings each indicate sold, with the sell date, as well as the selling price. However, I do not see anywhere on this form that says CASH. My question is, how do I know that these purchases were made with CASH??? And is this standard to not have the actual financing option listed on this list?

Another thing, once I determine that these purchases were actually CASH buyers, how do I contact them??? Do I have to go to the Tax Assessors office attempting to look up an address and then mailing them something hoping for a callback or response??? Has anyone ever received any type of response this way???

I'm sorry, I just need a little more clarity. Thanks for any help provided! Smiling

Use your realtor

I completely agree with Drew. In cases like this, you can spend literally days on trying to figure out all of the ins and outs and how, what, when, why and where. This is a great opportunity to build that repoire with your agent and optimize your time. Your realtor will have the necessary tools and contacts to address this quickly and efficiently. And as Drew said, they can always contact the other agent or whatever entity may be involved.

U will not believe d motion that is out their, cash buyers are hungry for d good deals. I have just getting started i made a few calls and the respond i am getting is do u have something, am just asking the question and the ans is when u have something call me my job is now is to do d work. am going to do very well at this i truly believe i will be OK let's am thinking outside the box.

Just Be Clear

davisvincent363, you are absolutely correct, you will do very well at this. The buyers out there are hungry to buy, the sellers need to sell, and if you can find the motivated and flexible sellers, the deals are possible.
My single recommendation is--don't let the cash buyers get away with being vague about what they want. We need them to be absolutely crystal clear about what they will say yes to every single time. If they want to be at the top of my cash buyers list, they will give me details on what they will say yes to, and I make it clear, "Now these are the criteria on a property that you will say YES to every single time, right?" If not, then we need to refine what we have written down until we have that crystal clarity!

CASH BUYERS CRITERIA

Hello,
In response to your question. I've personally found it better to create my own spread sheet. Listing my buyers with a brief description of what their preference happens to be. It's kind of simply to standardize however, your spread sheet (I use excel) should have a means of filtering that criteria quickly. Example: I HV 45 cash buyers but only 5 of them invest in town homes. I type town homes in the search box and it list only those 5 buyers. And it can also be broken down to their cash range. This is incorporated Into my email allowing me to send my wholesale property only to those 5. So my point is its better to create your own sheet because of the customization needed.
