Last week MArc Karyo and Bob Middleman covered all the important paperwork and all you need to make sure your closings happen when you use the back to back closings for short sales, REO's, foreclosures, FSBO's etc.. They also covered closing REO's using Land trusts. They spoke indepth about Land trust closings

It is like a whole hour of great legal and title issues. They do this cause they are having many deals fall apart at the closing table for one reason or another. Very informative webinar that will be a great help for you.

I really hope that they have space available for me. I am in the process of looking at some listings for REO props and i am getting diffent suggestions from investors on this site and on the success team on what is the best approach.

Some suggest to just submit offer as MY LLC AND OR ASSIGNS, other suggest LAND TRUST, TRUSTEE, VESTING TBD AT ESCROW, others suggest LLC only and then do a double closing. It is getting so hard to lock in bank involved props ... i am all ears to those with success stories to share.

I got to get a deal on the table ... i'm only 4 days away from having my second child and this was my goal when i first started !!!!! I MUST, I MUST, I MUST!!!

No...it is not an advertisement. Since you have been away I located this title company that is the one everyone is refered to handle the back to back closings for their deals. There is one more title company that works in all 50 states also but Old School is the main one who will do a back to back closing.

As you know it is nearly impossible to find a title company nowdays that will do a back to back closing. These guys are very reputable and have been in business for years and know what they are doing. Most everyone here on the board for the past few months are aware that Old School will handle their back to back closings.

The deals are falling apart at the closing table because people are not getting all their paperwork in order and disclosure has become a big issue for deals falling through. Marc is making sure everyone is up to date on what is needed to make sure their deals are closed.

Yes they are very investor friendly. They will work with your transitional funding (one day money rental) and do a back to back closing for your deals. they just want everyone to be aware of what all is needed as far as paperwork and disclosure so the deal will close.

How do they do the double-closings? Are you doing it with someone local or a buyer out-of-town? I have a buyer lined up for one if I EVER hear back from the other short-sale bank! I do have my new title company on board but I'm just curious how Old School does it from out-of-state.

You can either use a local or out of town buyer. Call Marc or Bob at Old School will tell exactly what paperwork you need to fax to them. They will close for anyone anywhere in the USA.

For those of us who use the "one day dough" or transitional funding...the transitional funding requires that they MUST get their money back the same day they loan it to you. Old School title is aware that the money has to be sent back to your transitional funding so they make sure to back to back close on the same day and send everyone's money out the same day.

Now I know I have totally confused you Rina! LOL!
