Good morning all,
I'm currently looking at a property but I'm having trouble finding contact information for the owner. I've checked Iresis and the mortgage companies, now I'm off to drop a letter at someones door who could be the mother of the owner (I got her address from an investor I've meet up with).
Where else can I lookup the owner's phone number or other possible contact information?

Hi Kremnari,
Have you looked online to see if the county has its property information online? Or gone in person to the Recorder of Deeds office or the county tax office to look it up (I'm not sure in your county which office you would go to but you can call the county offices and ask around). Of course the owner's address could be the same as the address of the property you are looking at; if so, they may have their mail forwarded.

There are a lot of different websites online that you can search for free to find some of these property owners or relatives. There are a lot of different phone directory websites you can use. The one I like to use is www.whitepages.com.
If you want to pay for someone to find these lost owners, you can use a skip tracer to find them. I have used skip tracers to find past renters as well as absent owners. A skip tracer is somebody whose job is to locate debtors and make them pay their unpaid bills. Alot of times they will use public records from a variety of different sources that the average jow can not access.

Actually, I learned something very important from this. Follow whatever you can: phone numbers, names, addresses, email addresses.
In this case, there was a notice on the door from Code Enforcement (dated the end of july). I ended up calling the officer who had a case from the owner earlier in the year that had his phone number. Voila! She was kind enough to contact the guy and find out what the scoop was from him.
In the end, the property is now an REO so it's out of my reach for now. Maybe it'll be a gift to myself closer to the end of the year for a job well done.

Another suggestion would be to check with neighboring home owners. They may have good leads as to the owner or status of the property.

It just so happens you have a great OPP in the current infomation cycle. The internet has proven and will be the basis of public information for the future to come unless someone gets a brighter ideal.
There are many companys to help you speed it up,At low cost...Just shop around.It has really become hard to hide in the current times,But maybe i forget about properties in GOD's country.

I have used skip tracers to find people. It is a paid service that will help you locate these people. I have used it for rental properties, foreclosures and out of state owners. It is a great way to capture a deal that others give up on, becasue it takes a bit of work to locate these people. I have also talked with the neighbors to see if they have information as to how to reach this person or know of someone in the neighborhood who does.
