NEED HELP, can't find ANY comps on this place!!

I have a place in a small town of Ridgeway, Wis..This small town is near several other small towns, and is in a huge tourist attraction areas. Dodgeville has the Frank Lloyd Museum, plus there are tons of tourist events and places all within 20mins of this house. I went on all the close towns and could not find any comps. I called an agent who wouldn't do it, but told me to try other towns near by which I did. Another investor tried also. What next, when it keeps coming up, zero found.
What else can I do?

Try other realtors. Use Matt Larson's methods of screening realtors. DId you check www.totalviewrealestate.com for a rough idea? Zillow will give you an idea (http://www.zillow.com/homes/recently_sold/Carpenter.dash.Ridgeway-Madiso...), but they are usually old. SOme as old as 2009, so be careful. Ideally you want w/in last 3 months and 1/2 mile. But some areas, you need to go further out and further back. Stay w/in 500 square feet and 1 bed and bath of your home.

Thanks, and I did go on totalview, and nothing,plus my agent is gone deer hunting, didn't think he would do it today!! But I called two other agents. I have looked at homes with both, one never called me back the other acted put out that I asked her and told me to find other towns close by. Problem is this is recreational areas, huge parks with snowmobiling, canoeing and trails, but all the other towns are small, Cave of the Mounds in Blue Mound they also didn't have much and that is about 15miles from him.
Checked Mt Horeb, those properties were more expensive and much larger homes. There are alot of out of state owners who own vacation homes. He is not in town. So I tried and have another investor trying to help me with this, and he also couldn't find comps...so what do we do?

I did click on the website for zillow that you have in your post, took me right back to what I already had, but yours came in for Madison. His home is 30 miles from there, and that is the closest big town. I was to call the owner tonight after speaking with another investor working on this house. And I couldn't give him comps. The owner needs fast help, as he is losing it. But I don't know what the answer is. When I click on other properties for sale, in his area, it shows from $109 to $289. And he has an older home with lots of updates.
May have to leave this one, because we can't come up with anything. The owner was told my an agent to ask around $120-125.

That's not good

that any of the agents wouldn't help you. But, its their loss. They shoot themselves in the foot because they don't see the potential deals and commissions they can make. I have so many agents that just want the quick buck and not put any effort into making multiple offers.

For now, when you go to zillow (that particular link) and click on one of the addresses that have recently sold, it takes you to more recently solds on the right side close to that home. Maybe there is a way to put in the address of the property into zillow and come to the same screen so it can give you an idea of some recent comps. Wish I could help more. We have a GREAT site here in CA (also available in DC; Atlanta, GA; San Francisco, San Deigo, Los Angeles and Sacramento, CA; Phoenix, AZ, Las Vegas; Seattle, WA; Chicago,IL; Oregon, New York, Austin, TX and Boston, MA) that maps all the recently solds. You just find the property and put in criteria for the solds and it pulls up all the ones in say the last 3 months between so many square feet. But they're not in WI Sad

Just thought of something. Call a realtor office and say you from out of town and are considering buying a home in that city, the beds and baths, and approx square footage but you don't know if you can afford to. Ask her to give you a list of comps so you can get an idea if it would be a fit for you. Eye-wink

That is a good idea, will try that tomorrow. I have already ran comps on other properties. There are several areas in Wis that are quite isolated from things. He is in a tourist attraction, but there aren't many homes like his.
The one agent was almost rude about it, and my agent would do it, and he is excited about working together. Told me to call him while he is hunting if I need anything....but I'm not going to call him for comps. Didn't think it would be that hard to get.

Jim thanks I did go to foreclosurealert.com, never knew about it. I signed up and hit start, won't work..says internal error,.
Everything went through, watched Deans welcome and never could start anything, so emailed the support.
About this house. 30 miles away does make a difference. The houses I see for sale, near the house I am working with, are a lot difference in price compared to the state capital,college town, medical univerisity prices.
Why can't I take prices of other homes for sale, in the same area, with similar perks? Can this work? The house is a FSBO, and I am not working with an agent on this. My agent as I said is gone for a few days, and I know he would do it, but won't be back in time before I need to give this owner an answer.
He went to court twice already and the judge made the bank work with him, he goes back on Dec 6th to let the judge know if he worked anything out to sell his house or come up with the back payments. And he is willing to try anything and was willing to work with me.
He is going on disability, and can't work, so needed some help fast.
I will call him today and explain, maybe he knows an agent who can come up with something, and maybe that will buy him some time.

I don't know could ask the owner, need to call him around noon today. I live 82 miles away from him, and was quite a drive, because I only had interstate about 6 miles..but it was a really pretty drive, beautiful in that part of the state not far from the Mississippi. But I will ask him when I call him. He said an agent told him to ask around $120.
Maybe he can ask the agent to run some comps. I'm hoping!!
What is really funny, that I origninally turned this down because I wasn't sure I had enough knowledge to help him,and financially couldn't afford to even drive out there, and after giving it to someone else, and they got someone else involved, and it ended coming back to me since I live closer to him. Quess this was meant to be, so I am doing my best with another investor to help him.

Try going to eppraisal.com . That site gives estimates from Zillow.com, Trulia.com, and Eppraisal, at least one should come up. Good luck!

Will try that also in a few minutes. This seemed to be the biggest headache on this deal. But must admit, this is so much fun learning all this stuff. And can't wait to learn more.
Now when I go back and review some of the PMI training, falls into place. Dean really has given us the best!!
