Hello, I am having a serious problem finding cash buyers. I've emailed about 10-15 real estate agents and offered them a 10% service compensation if they'd provide me with a list of cash buyers within the last 90 days. Unfortunately I haven't had any luck getting anything. If anyone has any tips on where to look I appreciate anything anyone can suggest.

Don't offer to pay them anything. Its free info! Go to your local investment club and ask for the names of agents that other investors are already working with. They will gladly pull a list of properties that have sold for cash in the last 90 days.

Go online and look on Craig's List for your area or backpage.com as well and look under the Real Estate tab and then go to wanted and you should find some Investor ad's there. Some where to start.
Also you can find the FREE information with a Title company as well. Call your local Title rep and ask for customer service and tell them you want to know who the CASH buyer's are.

I just came across an agent of 30 years in a town I may be moving to who I taught (thanks to dean's books/courses) how to find the cash closed list. he came through in a week.

I will be attending my first local investor's meeting next Wednesday and this maybe be foolish to ask, but I just want to be prepared. Exactly who can I ask there for the names of the agents other investors have worked with. Also, do I need to contact those agents for them to send me the list of the homes that have been purchased in cash and will it have the contact info of those cash buyers??

That's probably why you haven't had any luck with those agents if you're asking for cash buyers. You want to ask for Cash Sales or Purchases made in the last 90-120 days.
One question implies confidential information, the other (cash purchases/sales) doesn't.

How would I get the cash buyers contact information
In response to LaneMcCaw and Freedom2011 answer to AVA LLC, don't pay for the information. Maybe we are just contacting the lazy realtors, or we're just unlucky, but the realtors that I've dealt with just don't have the time or desire to generate that list for me. I've resorted to reviewing the county tax and real estate records for myself to locate recent [45-60 days in this area's counties] to attempt to find cash buyers.
To paraphase the great late James Brown: "I'll open up the records and get it my damnself!"
Finding Cash Buyers in my area seems to be the biggest of my challenges too.
Would you mind sharing your Buyer source with me as well?
I seem to be pretty good at finding distressed homes..
I just have no one to offer them to..
I hear crickets when I check for answers from my Craigslist Ads.
The only thing those ads draw is desperate home seekers with a few dollars.
Sad.

I've gotten two different real estate agents in two different states to give me a list of the cash sold within a geographical area and within a certain time period. One I had to ask several times and had to wait months before they gave me the list so that I could "NETWORK" with other investors. I assured them that any deals I got through this connection would be brought through that realtor so that they could "benefit". I never said what or how much because each deal is different. Some may be wholesale. Will I split it with the realtor, absolutely. They won't mind if a $100 or $200 check arrives in their mailbox. It if it is bigger deal, then it may be $1000. I've worked with these people on multiple projects and they know we are honest and willing to share. That goes the same with everyone we work with.
The other list was from a local realtor with no strings attached.
Now how to turn the cash sold list into a buyers list depends on what part of the country you are in. I've been able to pull from city records the names and address of the cash buyers and then send them a post card. In California I had to take my list and sit myself down at the county recorders office and use their computers to get the information I needed. It took me about 2 hours. If one turns out to be a good buyer, you tell me if that was 2 hours well spent. I've also trained others to do this work for me in exchange of part of the profits (not determined - see above)
Speaking of getting free or next to free help - There are people out there who want to know what you know. Yes they could get it the same way you did but everyone feels better having a mentor or at the very least a partner so that they don't feel all alone. You can be that mentor or partner. We call our people joint venture partners. We've bought them business cards with their telephone number, our website, and gave them the joint venture partner title. They are appreciative and work hard. One incredible man puts out our bandit signs on Friday night and retrieves them Sunday night. The calls come into our free Google voice number that rings to my cell phone.
This can be done. Don't give up...never. That's the secret of successful people; they didn't give up. And yes, they took action in the first place.
