OfflineI have posted on my wall a copy of a check for $42,716.39 from DOUBLING DOWN...from one month work. The problem I had was finding a title copy that did it.....all of them said, "You can't do that." So I asked for an "Old Timer" escrow agent(we use Title Companies/escrow Agents in California...even real estate attorneys in Washington state have told me that "you can't do that"...yes you can). The "Old Timer" escrow agent had no problem with it at all. The rest of them wanted double cost, the sale in my name first and then close again. Gray hair can be very helpful at times!

I can't even count the number of times I've been told, "It can't be done," by other real estate agents and brokers, but they do it (wholesaling) themselves; I think. They just do it for commissions instead of profits.

Where did you get that kind of fee? A shortsale?
We use to do double closings all the time back in the early 80s and then some unscupulous agents started scaming the banks by having sellers carry paper for the down payment with a double closing that the lender was not aware of. The property owners also were not aware that in some casing they were over encumbering the property and their loan was not secure. When the buyers didn't pay their payments everything came tumbling down so double closing become illegal in many areas and many escrow companies are still fearful of them today even though the double closing you are doing are just resaling to another buyer and everything is for cash so there is no fraud. Talk to a few escrow or title companies and you will find one to help you or talk to a real estate attorney who is licensed to do escrow services and he will definitely help you do simultaneous closing without the need to borrow cash yourself.
